In this video, I’ll break down everything you need to know about living in Boca: real estate, schools, restaurants, the neighborhoods, the good, the bad, and the HOA-level absurd. Boca Raton sits in South Florida, in Palm Beach County, just north of Deerfield Beach and south of Delray. It’s home to over 100,000 people — and roughly 40% of them are former New Yorkers who packed up their snow boots and never looked back. Some call it the Sixth Borough. Others just call it “finally, I can breathe.”
Boca is split into three main sections: East Boca — beachy, historic, Mizner Park, the fancy stuff. Midtown — between I-95 and the Turnpike, malls and modern suburbia. And West Boca — also known as Uptown — newer homes, shopping plazas, and slightly fewer Bentleys per block.
Watch out — not all of Boca is actually in Boca. Some areas are unincorporated, meaning less taxes, but also fewer city perks like discounted beach parking and stricter appearance standards. Want a fully renovated home under $500K? Sure… if you’re okay with 900 square feet and popcorn ceilings from 1973. In Boca, real estate means waterfront mansions, gated golf communities, 55-plus social clubs with pools and wine nights, and luxury condos near Mizner or the beach with private clubhouses. And oh yes, HOAs rule the land. They set the tone — and the rules. Airbnb? Completely banned. Your cousin can’t even crash for a weekend unless the HOA says it’s cool.
Families love Boca for one big reason: schools. Public schools? Mostly A-rated. Private schools? Elite. Colleges? Boca has Florida Atlantic University, Lynn University, and Palm Beach State College. If you want your kid to grow up speaking both English and sarcasm fluently, Boca is the place.
Think Boca’s all retirement and golf? Think again. It’s home to the headquarters of Office Depot, ADT, and Modernizing Medicine. There are startups in tech, medtech, and finance. Plus, tons of remote workers with strong Wi-Fi and stronger tan lines.
Healthcare here is no joke. Boca Raton Regional Hospital has been number one in Palm Beach County for six years straight. You’ll also find nursing homes and rehab centers, and even the walk-in clinics look like luxury spas. Need a specialist, or just someone to tell you you’re fine? Boca’s got the best.
If you like to shop, Boca says: “Welcome, bring your Amex.” Town Center Mall has Gucci, Chanel, Nordstrom, and Capital Grille. Mizner Park has boutiques, restaurants, and a movie theater with recliners softer than your sofa. Joseph’s Market offers homemade cannoli, fresh pasta, rainbow cookies — try not to cry. Top pizza picks? Sicilian Oven and Mister 01. You’re welcome.
How do locals stay busy? Golf — with 34 courses in Boca alone. Biking A1A like it’s the Tour de France. Visiting Gumbo Limbo Nature Center for sea turtles and coral reefs. Sugar Sand Park for the kids. Red Reef Park for beach and snorkeling. Bark Park for dog lovers. Boca is health-obsessed: yoga, pilates, CrossFit, LA Fitness, Orangetheory — it’s a whole lifestyle. Whether you’re into protein shakes or silent meditation, Boca supports you.
