Why we don't publish a league table

Ask five sellers what they want and you’ll get five answers. The highest possible price. Sold before the school year starts. Sold at all, after a previous listing expired. Sold quietly, without a sign in the yard or the neighbors knowing.

Those goals point to different agents. The one who reliably squeezes the last two percent out of a sale often takes longer to do it. The one who moves inventory fastest sometimes gets there by pricing to sell. Neither is better. They’re better at different things.

So we don’t rank anyone. We show you what each agent has actually done — and then we sit down and help you decide. Not by telling you who’s best, but by working out together which of these numbers matters most for what you’re trying to do.

That second part is the service. The metrics are the deliverable; helping you read them is the reason you’d engage a broker rather than download a spreadsheet.

Price achieved

The gap between what an agent told a seller the property was worth and what it actually fetched. A small gap with few reductions looks very different from a wide gap and three price cuts — and on every website, those two agents look identical.

Time to sell

True days on market, measured from the first list date rather than the reset date. Withdrawing and relisting restarts the clock on the portals. It doesn't restart it here.

Likelihood of selling at all

How often an agent's listings actually close versus expiring or being withdrawn. This is the number nobody publishes, because failed listings quietly disappear from public sites. If you've already had one listing expire, it may be the only number that matters to you.

Discretion

How much of an agent's business closes with limited or no public marketing. If privacy matters — and for some sellers it matters more than price — this is the column to read.

  • We agree the scope together

    Which market, which price band, which property type, and — the part that changes everything — which of the numbers above actually decides it for you. Highest price? Fastest sale? Certainty it sells at all? Discretion? Different answers point to different agents.

  • You engage us

    Agreement signed electronically, then the fee. $499 for the market and agent analysis; $999 to add your specific property and keep an analyst alongside you through closing.

  • We do the work

    Every closing in your market over the last 24 months. Whether homes clear over or under asking and by how much, true days on market, inventory, how discounts to asking are distributed — and what every agent working that market has actually achieved, side by side and benchmarked. Three business days.

  • We sit down and go through it with you

    This is the part that matters, and it's why this isn't a document you buy. We walk you through the numbers, explain what each one is and isn't telling you, and narrow the field together against the priorities you set in step 3. We won't tell you who the best agent is, because that isn't a question with one answer. We'll make it a question you can actually answer.

  • We make the introduction

    To the agent you choose.

  • Then one of two things

    If you've chosen an agent enrolled with us, we stay on as your analyst through closing what to offer and why, whether to counter or hold, whether the comparables support the number in front of you. And your fee is credited back in full at that closing.
    If you've chosen an agent who isn't enrolled, we stop there. That agent hasn't agreed to have us in their transaction, and we won't insert ourselves. You keep everything we've given you, we keep the fee, and we'll wish you well - genuinely.

 

How we’re paid, in one place

You pay us for the analysis. $499 or $999, earned when we deliver it. Cancel any time before delivery for a full refund.

If you transact with an agent marked ✓, we credit your fee back in full at closing. Those agents have an agreement with us: rather than paying for marketing or lead services, they compensate us with a referral fee at closing — and they’ve agreed to have us stay in the transaction alongside them. You pay them nothing extra. It comes out of the compensation you and that agent have already agreed between yourselves.

If you transact with an agent who isn’t marked, you keep the analysis and we keep the fee. No referral fee reaches us from anyone.

And enrollment changes nothing about the numbers

This is the sentence everything else rests on. Enrollment does not affect which agents we include or the figures we report. Every agent the data reaches appears, enrolled or not, with the same metrics computed the same way. If the agent who best fits your priorities has no agreement with us, we’ll say so plainly.

We’d rather lose the referral fee than hand you a comparison you can’t trust. That isn’t generosity — it’s the only way an honest analysis is worth paying for.

Exclusive on the analysis. Not on your agent.

You engage us exclusively for the market and agent analysis for 90 days — you won’t engage another party for that work during the period.

That is not a buyer or seller representation agreement. It places no restriction on who represents you, and you’re free to work with any agent you choose and to sign their own agreement. We expect you to. There is no cancellation charge and nothing to forfeit.

Our role, and your agent’s

We handle the analysis and the judgment behind it. The agent you select represents you in the transaction — showings, negotiation with the other side, offers and counteroffers, documents, closing — under their own agreement with you.

We’re not that agent, we don’t act as your advocate against anyone, and we don’t hold your money. We run the numbers. You make the call.

What the analysis is, and is not

Our projections are estimates built from historical transaction records. We do not guarantee any sale price, purchase price, timeline or outcome.

Any price range we produce is a comparative market analysis prepared by a licensed real estate broker. It is not an appraisal and must not be used where an appraisal is required. We don’t provide legal, tax, mortgage or investment advice, and nothing we deliver replaces a survey, an inspection, a title examination, or your own counsel.

Where this is going

Today we analyse and advise. We don’t represent, and that’s deliberate rather than modest — staying in transactions is how we learn which parts of the job actually drive the outcome, and we’re watching the work from the inside, deal by deal.

When the data says we can do the whole job better ourselves, we’ll offer to, and we’ll price our own services openly. What any agent charges remains theirs to set. We’d rather tell you where we’re heading than pretend we’re already there.
