If your task has a number behind it - a price, a date, a probability, a trade-off - it has a data approach. Tell us the task in your own words. In a free consultation we scope what we would analyse, what you would receive and when. If our data doesn't cover it, we say so and, where we can, point you to a specialist under agreement with us.
Examples of what "something else" looks like
- One specific building or block - you already know where; you want to know what the record says before you commit.
- A 1031 exchange - the clock is fixed; the question is which sale and which purchase fit inside it on both coasts.
- An estate or a divorce sale - one property, several parties, a price that has to be defended with evidence rather than opinion.
- A second home bought remotely - the building report, the offer brief, and a plan for owning from a distance.
- An investor screen - rental and holding candidates across South Florida and the Bay Area, screened on transaction and public-records data; execution through partners where a specialist licence is needed. We show what the data says; we don't project returns.
- Land, a teardown, a lot split - public records and permits carry more here than the MLS does.
- A property outside our covered segments - we check coverage first. Sometimes the answer is a referral, and we tell you that in the consultation, not after the signature.

The decision session; you choose, we own the math.

The licensed specialist the task needs, selected on comparable closings and under agreement with us before you meet. We stay in the deal to closing.

Logged when recommended, scored against the outcome.

No upfront fee. Analysis is delivered inside a written representation agreement - 12 months in Florida; in California, three months, renewed in writing. The specialist who executes is under agreement with us before we introduce them. Full terms are in the agreement you sign.

Thirty minutes with the broker. We work with principals in $1M+ transactions in the San Francisco Bay Area and $750K+ in South Florida, in areas our data covers. If your task is outside that, we say so and point you to someone who fits.
