That's the one number these three neighborhoods agree on. Everything else about them — walkability, land value, price trajectory, and where each market is heading by year-end — splits them wide open. If the discount is essentially identical everywhere, the real question becomes: what is your money actually buying in each community?

The Ground-Level Feel: Three Completely Different Lifestyles

These neighborhoods don't feel remotely alike once you're standing in them.

Coral Gables delivers a walkability score of 99 around Miracle Mile — a pedestrian-friendly dining plaza built into Mediterranean-style architecture that's baked into the city's planning code. Drive a few minutes south past the guard gates into Cocoplum, though, and that same walkability score drops to a 6. Buyers there paid a premium specifically so they'd never have to walk anywhere.

Coconut Grove takes the opposite approach: a walkable village core centered on Grand Avenue and CocoWalk, two Metrorail stations, and a trolley that runs Monday through Saturday until 11 p.m. — a detail that belongs in underwriting, not just the lifestyle brochure.

Pinecrest competes on something neither of the others can claim: three public elementary schools rated 9 or 10 out of 10, anchored around a 14-acre botanical garden at the community's center.

What You're Actually Buying: In All Three, It's Land

Here's the question almost nobody asks: what are you actually paying for? In all three communities, the answer is the same word — land.

  • Pinecrest: Across roughly 5,000 single-family homes, 88% have land value that outweighs the structure. Median land value sits near $1.36 million, versus about $450,000 for the building itself.
  • Coconut Grove: 87% of homes clear an even tougher bar — land value alone beats the *entire* property assessment. One parcel on Main Highway carries roughly $52 million in land value by itself.
  • Coral Gables: Goes furthest of all three. Across nearly 11,000 single-family homes, 96.7% are worth more below the foundation than above it. Buying in Coral Gables isn't really about the house — you're buying square footage of Coral Gables itself.

The lot sizes tell an equally sharp story. Pinecrest's median lot runs about 24,500 square feet. Coconut Grove's median lot is roughly 7,500 square feet — less than a third the size — yet typically closes at a lower price than Pinecrest.

The Reputation Swap Nobody Talks About

Here's where the data gets genuinely surprising. Coconut Grove *looks* like a classic single-family prestige neighborhood from the street. In reality, condos make up 59% of its housing stock.

Coral Gables, meanwhile, looks like a guard-gated, condo-heavy enclave from the outside — but single-family homes actually make up 60% of the market there.

These two communities have effectively been wearing each other's reputation for years, which matters if you're shopping by neighborhood "vibe" instead of by the underlying inventory mix.

Cost, Speed, and Where Each Market Is Headed

Three factors ultimately settle the comparison: what it costs, how fast it moves, and where it's heading by year-end.

  • Coconut Grove: Single-family median near $3.4 million, up almost 31% year-over-year.
  • Coral Gables: Around $2.5 million, up 22%.

Coral Gables and Pinecrest sit within about 5% of each other, while Coconut Grove runs a full million dollars above both.

Speed

  • Coconut Grove: Priced-right-or-punished — homes contract in about 18 days when priced accurately, or roughly 60 days if a discount is needed.
  • Coral Gables: The fastest of the three, contracting in a median of 53 days.
  • Pinecrest: Listings carry a median age of 79 days on market.

Year-End Trajectory

This is where the three markets genuinely diverge:

  • Coconut Grove is loosening. Listing volume is running 75% above last year, with that inventory expected to land in the fall — meaning more choices and more buyer leverage ahead.
  • Coral Gables is tightening. New listing flow is running 9% below seasonal norms, with a base-case estimate of roughly 210 new listings through year-end. Fewer choices, not more.
  • Pinecrest is barely moving. Zoning caps new supply, and 45% of owners have held their homes for more than a decade — a structural brake on turnover that isn't going away.

Which Community Fits Which Buyer

  • Coconut Grove is the pick if you want selection — and fall is when that selection actually shows up, as rising inventory hands buyers more leverage. The trade-off: you're paying roughly a million dollars more per closing than the other two, on lots a fraction of Pinecrest's size.
  • Coral Gables is the pick if you want the fastest execution and the deepest single-family inventory — but that window is narrowing as the year progresses and listing flow tightens. With roughly 4 homes in 100 trading in a given year, speed only matters if you're also prepared to move decisively.
  • Pinecrest is the pick if you're underwriting land value on a long hold — more than three times the lot size of Coconut Grove, at the lowest typical closing price of the three. Zoning restrictions mean it's unlikely to get cheaper or easier to enter later.

Bottom Line

Coconut Grove, Coral Gables, and Pinecrest all handed sellers nearly the same discount off asking price this year — but that's where the similarities end. Underneath that shared number are three fundamentally different bets: Coconut Grove's growing inventory and selection, Coral Gables' tightening supply and fast turnover, and Pinecrest's land-heavy, low-turnover stability.

The right choice depends less on the headline discount percentage and more on what you're actually underwriting — land, speed, or selection — and how each community's inventory is trending heading into year-end.
