The Parque Towers real estate market in Sunny Isles Beach reveals a clear pattern: buyers have significant room to negotiate even as nominal sale prices remain relatively stable. Of the 67 closed MLS sales analyzed, 92.5% sold below their original asking price, making below-ask transactions the dominant market behavior rather than an occasional exception.
Understanding why requires looking beyond sale prices. Ownership structure, cash activity, listing history and available inventory all point toward a luxury condo market where buyers can compare competing units and sellers often need time—and multiple attempts—to reach a deal.
Parque Towers Is Primarily an Investment and Second-Home Market
County assessor records include 323 Parque Towers properties, but only 15.5% carry a homestead exemption. That means only a relatively small share of owners identify their Parque Towers condo as their primary Florida residence.
Approximately 57% of owners are entities, including LLCs, trusts and holding structures. Many of the remaining properties are associated with second homes, seasonal residences or investment holdings.
This ownership profile matters because it makes Parque Towers behave differently from a community dominated by long-term primary homeowners. The median ownership tenure is just under five years, suggesting relatively frequent turnover for a luxury condominium building.
Parque Towers Condo Prices Remain Relatively Stable
Across the analyzed transactions, the median closed sale price was $1.465 million, while the median price per square foot was $798.
Annual median sale prices also show surprisingly little movement:

- 2025: approximately $1.50 million
- 2026 to date: approximately $1.49 million
The 2026 figure should be viewed as an early indicator because only four closings had settled during the period covered by the analysis.

Cash Buyers Still Negotiate

Thirty-six properties that eventually closed required more than one listing episode before finding a buyer. Another 36 listings were still cycling through the market as active or unsuccessful listings without a completed sale.
This is significant because repeated listing attempts can reveal more about seller motivation than the current days-on-market number alone. A property may appear relatively new in its latest listing while having a much longer history of attempts to sell.
Median time from listing to contract across the closed transactions was approximately 112 days.

That amount of inventory inside a single condominium development creates direct competition among sellers. Buyers considering Parque Towers do not necessarily have to evaluate one unit in isolation. They can compare available residences by floor, exposure, view, condition and pricing history.
That internal competition can limit seller leverage, particularly when several similar properties are available simultaneously.

The current Parque Towers market dynamics can be summarized as stable headline pricing combined with persistent negotiation.
Sale prices have remained relatively steady, but most transactions close below the original asking price. Cash remains common, yet cash buyers continue to negotiate.
