Episode 1 · Neighborhood Overview & Local Vibe
Eureka Valley & Dolores Heights: Living in the Castro
Eureka Valley and Dolores Heights are known as a part of San Francisco where you can live without a car, with the Castro Street shops, a rail station and several hill parks all within a walk. This page shows what that looks like day to day, from the sun that Twin Peaks shelters and the wind on the hill blocks to the train times and a school system run by citywide choice.
đź’ˇ Key Insights & Takeaways
- Mission Dolores Park covers 13.7 acres on the eastern edge, and Kite Hill keeps about two and a half acres of open grass on the western slope.
- Four Muni Metro lines run from Castro Station into the downtown subway, and the ride downtown takes 14 to 22 minutes.
- By transit, the Peninsula office cluster is 60 to 90 minutes away each way, against 25 to 35 minutes to Caltrain at 4th and King.
- Twin Peaks stands directly west and blocks the marine layer, so you get sun here on days the western half of the city does not.
- San Francisco Unified does not assign elementary schools by address, so living in a school's zone earns you a tiebreaker if a seat is open, and no promise of a place.
Eureka Valley and Dolores Heights score 99 for walking as of 14 September 2026, which is close to the highest score San Francisco gives any district. The Transit Score is 89 and the Bike Score is 78. You can live here without a car, and the grade is what you pay for it.

What is Eureka Valley actually like?
Castro Street is the spine, and almost everything you would do in a week sits on it or one block off it. The Castro Theatre sits in the middle of the strip. Harvey Milk Plaza marks the top, where Castro meets Market Street, and the Rainbow Honor Walk runs along the sidewalks around it. Eighteenth Street crosses at the bottom and carries the shops east toward Church Street.
You can do a full week of errands on foot. Cliff's Variety is the hardware store on Castro Street. Groceries come from Mollie Stone's, Whole Foods Market and a Safeway on Market Street. The Castro Farmers' Market takes over a block every Wednesday afternoon. Anchor Oyster Bar, Mama Ji's and Fable are the restaurants people name when you ask them, and Twin Peaks Tavern sits on the corner at Market and Castro. UCSF–GoHealth Urgent Care is in the district.
Two blocks off the strip the public buildings start. Collingwood Street holds the Eureka Valley / Harvey Milk Memorial Branch Library and the Eureka Valley Recreation Center on one block, and the Harvey Milk Center for the Arts runs its programs from the same building. Eighteenth Street also carries the GLBT Historical Society Museum. Pink Triangle Memorial Park sits at the top of the hill.
Then come the parks. Corona Heights Park is a bare red rock on the northern edge, with the Randall Museum at its foot. Kite Hill keeps about two and a half acres of open grass on the western slope. Seward Mini Park hides a concrete slide built into the hillside. Mission Dolores Park covers 13.7 acres on the eastern edge, and Duboce Park adds about 4.8 acres at the north end.
The grade is the thing a listing photograph hides. Stand at Castro and 19th on a weekday evening before you make an offer, and walk back up whichever hill your street sits on.
What is the weather like in Eureka Valley?
This is the sunny side of San Francisco. Twin Peaks stands directly west and blocks the marine layer that swallows the Sunset most summer mornings, so you get sun here on days the western half of the city does not. The annual mean temperature is 57.7°F.
Wind is the trade you make on the hill blocks. Corona Heights and Kite Hill stand exposed on every side, and blocks near them take weather the sheltered streets below never see. Paint and window frames work harder up there. Look at the west-facing wall of any house you are considering before you look at the kitchen.
The nearest official weather normal is the NOAA Downtown station, not a block-level station on this hill. Treat 57.7°F as the district's anchor and expect the hill blocks to run cooler and windier.
How long does it take to get anywhere from Eureka Valley?
Castro Station sits under Harvey Milk Plaza at Market, Castro and 17th Streets. It is the portal to the Twin Peaks Tunnel, and four Muni Metro lines run from it into the downtown subway: the K Ingleside, the L Taraval, the M Ocean View and the S Shuttle. Combined headways run about 10 minutes on a weekday. Above them, the F Market & Wharves historic streetcar runs at street level at 17th and Castro. The J Church runs along Church Street on the eastern edge and serves the Dolores Heights side.
| Destination | Time | Mode | As of |
|---|---|---|---|
| Downtown | 14–22 minutes | Muni Metro | 2026-09-14 |
| Downtown | 10–25 minutes | Driving | 2026-09-14 |
| Caltrain at 4th & King | 25–35 minutes | Transit | 2026-09-14 |
| San Francisco International | 40–55 minutes | Metro plus BART | 2026-09-14 |
| Peninsula office cluster | 60–90 minutes | Transit | 2026-09-14 |
The Peninsula number is the one that decides whether this district works for you. Sixty to ninety minutes each way, five days a week, is the cost of living somewhere you can otherwise walk everywhere.
Bus routes cross Castro Street as well, and the 35 Eureka and 37 Corbett exist to carry people up the hills the Walk Score counts as walkable. Frequencies and routing can change during Twin Peaks Tunnel work and during live disruptions, so check before you rely on a headway.
Which schools serve Eureka Valley, and how are they assigned?
San Francisco Unified does not assign elementary schools by address. It runs citywide choice instead. Living in an attendance area earns you a tiebreaker if a seat is open, and it secures no placement. No address in this district comes with a school seat.
SFUSD choice, attendance priority, feeder policy and capacity can all change, and living at an address here secures no placement. Put your real choices into the district's own application and learn the tiebreakers before you write an offer.
Where can I check schools and crime information for Eureka Valley?
Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. San Francisco Unified's school finder is the district's own lookup for its schools and attendance areas, and the state publishes official school reports on the California School Dashboard. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the San Francisco Police Department's crime data dashboard.
Who does Eureka Valley suit?
Living without a car works here and in very few other American neighborhoods. If that is the thing you are buying, this is close to the best version of it in San Francisco.
- If your office is downtown, the train covers it in 14 to 22 minutes and the walk to the station is short.
- If your office is on the Peninsula, read the 60 to 90 minute number again before you fall for the district.
- If a school decides it, the lottery decides it and your address does not, so plan around the application rather than around a zone.
- If you want a garden and a garage, you are buying over the hill, and Noe Valley is the comparison to run.
- If the grade matters to you, choose the street before you choose the house. The flat blocks and the hill blocks are different products at the same price.
