Biscayne Park Guide Real Estate: Places, Weather and Getting Around

Biscayne Park is a small village in Miami-Dade County, and this guide shows what it is like to live there. It covers the parks and civic buildings inside the village, the shops and the museum outside it, the weather and the flood zones, the bus lines, and how the school district assigns a school by address.

💡 Key Insights & Takeaways

  • Metrobus Route 16 runs along NE 6th Avenue, and the village has no passenger rail station.
  • The county flood map shows AE, shaded X and unshaded X areas inside the village, so each house needs its own flood check.
  • The school district assigns a school by address, and a campus that is nearby is not the same as the assigned school.
  • The nearby weather station recorded a yearly mean of 76.0°F and 68.33 inches of rain in its 1991–2020 normals.
  • Miami-Dade County sits in the High-Velocity Hurricane Zone, and Citizens asks for roof papers on soft roofs over 25 years and hard roofs over 50 years.
Biscayne Park keeps its recreation center, log cabin and Village Hall inside the village, while the Publix stores, the museum and the library sit outside it in North Miami and Miami Shores. As of 15 October 2026, the nearby weather station counts 78.2 days a year at or above 90°F.

What is Biscayne Park actually like?

Biscayne Park is a village in Miami-Dade County where the parks and the civic buildings sit inside the village line and the big shops sit outside it. The village has both single-family houses and duplexes, and it has its own Village Hall, its own Public Works Complex and its own commission.
The Ed Burke Recreation Center is the village's recreation anchor. It has a ball field, court facilities and indoor recreation, and it is the place to start if you want a park inside the village. The Biscayne Park Historic Log Cabin is a civic gathering place and the site of village commission meetings. NE 114th Street is the street of the civic campus, and Village Hall on that campus handles the village's administration.
The village has a clear edge. NE 107th Street is the southern boundary street and NE 121st Street is the northern boundary street in the village's legal description. Griffing Boulevard is also named in that description, and West Dixie Highway is a road in the boundary area on the village map. The Biscayne Canal and the Florida East Coast Railway are physical edges of the village.
Most of the places you would name for a weekend are across that edge, and Table 2 lists them with the town each one is in.

NE 125th Street in North Miami is the commercial corridor that links the museum and the Griffing area. NE 2nd Avenue and Biscayne Boulevard are the shopping corridors in Miami Shores. None of these corridors is inside Biscayne Park, so a walk to any of them starts with leaving the village.

What is the weather like in Biscayne Park?

The nearby weather station recorded a yearly mean temperature of 76.0°F and 68.33 inches of rain in its 1991–2020 normals, which are 30-year averages. In the same normals, 78.2 days a year reached at least 90°F. NOAA counts a day when the high is at or above 90°F, so days that reach exactly 90°F are in that count. The station is outside the village, so these are nearby normals and not measurements inside Biscayne Park.
Flood is the larger question for a Florida buyer. The county's flood map shows AE, shaded X and unshaded X areas inside the village. Shaded X marks a 0.2% annual chance of flooding, and unshaded X marks minimal flood hazard. AE is the third designation on the map, and the village Building department can tell you what it means for one lot. The county's storm-surge planning map shows zones C and D overlapping the village. Those zones are evacuation planning labels, so they are not FEMA flood zones and they do not predict how deep water will get. All of these are map references, not answers for a single property, so check the exact address.
Wind and insurance also depend on the address. Miami-Dade County sits in the High-Velocity Hurricane Zone, a Florida Building Code area, and what that means for one house depends on its permits and its exposure. Citizens, the public homeowners insurer, asks for roof papers when a soft roof is over 25 years old or a hard roof is over 50 years old, and remaining roof life and underwriting exceptions apply. Those are Citizens' thresholds, not typical roof ages in Biscayne Park and not the rule of every insurer. Florida's Office of Insurance Regulation approved rate decreases for selected homeowners insurers on 22 September 2026, and they take effect at renewal. That approval covers named insurers, so it is not a village-wide change in premiums, a quote or a promise of coverage.

How do you get around from Biscayne Park?

Metrobus Route 16 is the local bus, and it runs along NE 6th Avenue through the village. The village has no passenger rail station. The Florida East Coast Railway marks an edge of the village, and a railway on the boundary does not make a station.
For other bus lines you go to the corridors across the village line. NE 125th Street in North Miami is a bus-connection corridor, NE 2nd Avenue in Miami Shores is a regional bus corridor, and Biscayne Boulevard is a regional transport corridor with shopping.
Two named workplaces sit outside the village. Barry University is in Miami Shores, and the FIU Biscayne Bay Campus is in North Miami. This guide gives no trip time to either one, and it gives no Walk Score, Transit Score or Bike Score for the village, because no verified figure exists for those. A route planner set to your own address and your own hour gives the answer for your trip.

Which schools serve Biscayne Park, and how are they assigned?

Miami-Dade County Public Schools assigns a neighborhood school by address. The district also runs separate magnet and parent-choice options. This guide cannot say where the school zone lines fall, because the district finder answers by address and a house next door can be assigned differently.
Table 3. Campuses the district finder showed for the public Village Hall address, as of 15 October 2026. Each campus is outside the village.
CampusWhere it isResult at that address
Miami Shores ElementaryMiami ShoresShown as the neighborhood school
William J. Bryan ElementaryNorth MiamiA nearby campus, not the assigned school
North Miami MiddleNorth MiamiShown as the neighborhood school
North Miami Senior HighNorth MiamiShown as the neighborhood school
The finder was checked at the public Village Hall address and not at every home, so the table shows how the tool works and not an assignment for your house. A nearby campus is not an assigned school. Check the exact address and the school year with the district.

Where can I check schools and crime information for Biscayne Park?

Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. The Miami-Dade County Public Schools School Finder confirms which school an address is assigned to, and the state publishes official school reports through the Florida Department of Education accountability reports. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the Biscayne Park Police Department's official page.

Who does Biscayne Park suit?

The right fit depends on your priorities, and each choice below follows from the places named above.
- If you want a ball field and courts inside your own village, the Ed Burke Recreation Center is there.
- If you want a grocery, a museum or a library inside the village line, the named ones are in North Miami and Miami Shores.
- If you want a house or a duplex, the village has both.
- If you plan to ride a bus, Route 16 runs along NE 6th Avenue, and if you plan to ride a train, the rail option in this guide is outside the village.
- If flood and insurance conditions weigh on your choice, they change from one property to the next, so check the exact address first.

Common questions

Not from inside the village, because Biscayne Park has no passenger rail station. As of 15 October 2026, the regional rail option in this guide is Golden Glades Station on Tri-Rail, which sits outside the village. This guide does not rank which station is nearest and gives no trip time, so plan the trip to the station with a route planner for your address.
