The first is Old Pompano, the downtown grid around City Hall. The Cultural Center sits in it, Bailey Contemporary Arts runs studio space a block away, and the Green Market takes over the Cultural Center forecourt on the second and fourth Saturdays from November through April. Founders Park is the small civic green in the same walk shed, and the Northeast Transit Center, where most of the city's bus routes meet, is a short walk from the same corner. The Ali Cultural Arts Center and The Hive Black Box, which opened in 2025, sit just north of it. This is the part of the city where you can park once and leave the car.
The second is the beach, and it is not the same walk shed. The Pompano Beach Fishing Village is a six-acre dining, lodging and retail cluster at the sand, with Beach House Pompano, Oceanic, Lucky Fish, Baresco, BurgerFi, Kilwins and How You Brewin inside it. The Fisher Family Pier runs nearly nine hundred feet into the Atlantic from the same block. Wahoo Bay is the marine-learning site a little north, Alsdorf Park is the boat ramp on the Intracoastal, and the Hillsboro Inlet Lighthouse marks the north edge of the city's shoreline. You reach all of it by car, by bike or on the beach circuit shuttle, not on foot from downtown.
The third is everything west of the rail line. Palm Aire and Cypress Bend are golf-oriented condominium districts, Leisureville is age-restricted planned housing, John Knox Village is a senior-living campus, and Cresthaven, Highlands, Kendall Green, Lyons Park and Boulevard Park are inland residential areas that run on cars. Pompano Citi Centre is the retail node in the north of the city, the Pompano Beach Amphitheater and the municipal golf course, tennis centre and aquatic centre sit in the same western half, and Pompano Air Park is the city's own airfield.
Between the three sit the canal neighbourhoods β€” Garden Isles, Santa Barbara Shores, Snug Harbor, Canal Point, Terra Mar and Hillsboro Shores β€” where the water is the street behind the house and a seawall and a dock are part of what you are buying.
Groceries follow the same split. Publix trades in the central corridor and again at the shopping centre nearer the beach, Whole Foods Market sits on the Federal Highway corridor, and Home Depot is out by Copans Road. Only the downtown grid puts any of that inside a comfortable walk.
The tenure mix tells you who is doing what with all this housing: 55.5% of occupied homes are owned and 44.5% are rented, on the most recent five-year Census estimates. That is close to an even split, which is unusual for a South Florida coastal city and is the reason association rules, rental terms and building governance matter as much here as the house itself.

Warm all year, wet for half of it, and hard on anything metal near the water.
The nearest long-running weather station gives a 1991 to 2020 annual mean of 75.9Β°F, 68.77 inches of rain a year, and 74.6 days a year when the daily high reaches or passes 90Β°F. It records no day at all above 100Β°F. Those are normals from a Fort Lauderdale station used as a regional stand-in, not a thermometer at your own address, and the airport station a few miles away reports a different annual mean because it is a different station.
The rain is seasonal rather than spread. The wet season runs roughly from May through October and the dry season from November through April, which is also when the outdoor calendar fills up. The Atlantic hurricane season runs from the start of June to the end of November, and it is the reason roof documents, opening protection and a wind-mitigation inspection belong on your list before you remove a contingency. Broward County sits inside the state building code's High-Velocity Hurricane Zone, so the product approvals and permit history on a house here are stricter than in most of Florida.
Two more conditions are specific to the coast. The buses. Broward County Transit runs the network, and five routes do the city's work. Route 1 runs the Federal Highway corridor between Aventura Mall and the Broward Central Terminal and is the most frequent of them. Route 50 runs along Dixie Highway and is the direct ride to downtown Fort Lauderdale. Route 42 runs the Atlantic Boulevard corridor from the western edge of the county out to the beach. Route 20 runs the Third Avenue corridor past Broward Health North. Route 60 runs the Andrews Avenue corridor and is the bus connection to the Cypress Creek station. Route 34 links the Sample Road corridor to the Tri-Rail station. Most of them meet at the Northeast Transit Center, which is the transfer point downtown. The transit agency has a service change dated for late September 2026 that touches two of those routes, so confirm the current timetable before you rely on one.
The local shuttle. The Pompano Circuit runs on demand in the beach and fishing-village service areas, evenings included, and a second shuttle is scheduled to begin in October 2026 in response to a beach parking change. Treat the second one as scheduled rather than running.
Reliability. The transit agency does not publish an on-time figure for any single route here, so this page does not claim one. The systemwide figure is reported for the network as a whole and is not attributable to a Pompano Beach route.
Cycling. The Bike Score of 76 at the downtown reference is the highest of the three scores, and the flat ground is why. The county's bike-share network closed at the end of 2025, so a bike here is one you own. Driving and parking. Interstate 95 is reached through the Atlantic Boulevard corridor, and Federal Highway is the north-south coastal arterial. Downtown parking is a mix of city garages, surface lots and kerb spaces with rules that change by facility. At the beach the pier garage and the beach lots do the work, and one of the beach lots is closing, which is what the new shuttle is for.

Which schools serve Pompano Beach, and how are they assigned?

By address, for one school year at a time, and the city name will not tell you the answer.
Broward County Public Schools assigns a base school from the address boundary in force for the current school year. City streets and blocks can fall in different attendance areas, so two houses on the same road can return different schools. The district's own maps are described as general references; the answer that counts comes from entering the complete address in the district's Find My School tool and selecting the 2026 to 2027 year.
Magnet, choice and reassignment programmes sit on top of that and are applied for separately. They do not change the base assignment that comes with an address.
The public schools that serve city addresses include Pompano Beach Elementary School, Palmview Elementary School, Cresthaven Elementary School, Sanders Park Elementary School and C. Robert Markham Elementary School at the elementary level; Pompano Beach Middle School and Crystal Lake Middle School at the middle level; and Blanche Ely High School. If leaving the car parked matters more to you than being at the sand, the downtown grid is the part of the city that supports it: the walk score there is well above the citywide figure, the bus network converges a short walk away, and a market, a theatre, studios and a park sit inside the same few blocks.
If a boat and a dock matter more than a walk score, the canal neighbourhoods are the trade. You get water behind the house and you take on a seawall, a dock and a flood file, and the city's twenty-five-year building inspection programme can reach an attached seawall as well as the building.
If a low-maintenance home and a predictable monthly cost matter more than either, the western condominium districts answer that, and the work moves from the house to the paperwork β€” the declaration, the budget, the reserve schedule, the insurance and any pending assessment.
