Pompano Beach Housing Market: Prices, Days to Sell
Pompano Beach's market for detached houses is holding its price while taking longer to reach a contract, and more of what sells has already failed once. This page covers what houses close for, how often they beat the ask, how long they take, how much supply sits on the market now, and how listing months compared across the one full year on record.

The share of Pompano Beach detached homes closing above asking rose from 7.4% to 11.7% in the three months to 20 September 2026, and the median sale still took 62 days to go under contract. Sellers here are getting a firmer price and waiting longer for it.

Everything on this page covers detached single-family houses only. Pompano Beach is 54.0% condominium and cooperative by parcel count, and none of that stock is in these figures. The baseline runs seventeen and a half months rather than the usual two years, because no closing before 2 January 2025 is recorded, so these comparisons are not like-for-like with a community measured against a full two years.
What is selling in Pompano Beach right now?
The same number of houses as before, behaving differently.
163 detached houses closed in the three months to 20 September 2026, against 954 across the baseline. That is a run rate of 53.4 closings a month, and the baseline rate was almost identical, so the changes further down this page are not a thinner or a busier market. They are the same flow of houses behaving differently.
Across the whole period in scope the data holds 1,913 listing sequences across 1,834 distinct properties, and 1,117 of those sequences closed. Both counts are correct and they are different numbers: a house that was listed, withdrawn and listed again is one property and two sequences. Put the other way, 58.4% of listing attempts ended in a sale.
The size of what sold barely moved either. The median closed house measured 1,762 square feet against 1,770 across the baseline. When volume and size both hold still, a change in the price and the calendar is a change in behaviour rather than a change in the mix.
What do Pompano Beach homes sell for?
About half a million dollars, and the figure has hardly moved.
The median closing price was $505,000 in the recent window against $512,800 across the baseline — down 1.5%. Median price per square foot went $308.76 to $304.88, down 1.3%. Both measures moved together and both barely moved, which is what makes everything else on this page a change in posture rather than a change in prices.
Price per square foot here is a sample statistic and not a universe one. Living area is recorded on 66.1% of closings in scope — 733 of 1,109 — and on 92.0% of the recent window, so the rate is computed on the houses that recorded a size rather than on every sale.
Against the spring rather than against the year, the picture separates. The median close fell 10.2% while price per square foot fell 0.1%, which is a change in what sold rather than in what a square foot costs. Against the same three months a year earlier the median close is flat and price per square foot is down 2.5%.
Water is the one attribute that reprices a house here. Among the sales that carry a waterfront-coded style value, the median rate is $543 a square foot against $279 for the rest — 1.95 times. Treat the waterfront share itself as a floor rather than a count: the only waterfront indicator in the data sits inside a style field recorded on 30.4% of sequences, so a house with no style value is unknown rather than dry. 5.6% of sequences carry a waterfront-coded value.
Do homes in Pompano Beach sell above asking?
More of them than a year ago, and still not many.
11.7% of recent closings finished above their original asking price, up from 7.4% across the baseline. 76.7% finished below it. The median discount to the original ask narrowed from 8.5% to 6.5%, and among the 19 sales that did clear their ask the median premium was 2.8%. Sellers conceded less and waited longer, which is the whole story of this market in one line.
Cutting the ask is where that plays out. 48.4% of closed sequences cut their asking price somewhere inside the listing. Across the trailing year, listings that cut before selling closed at a median 89.74% of their first ask over 306 sales, and listings that never cut closed at 96.84% over 341 — a gap of 7.1 points.
Read that gap as an association and not as a cause. The weekly inventory data cannot time a cut against the offers that followed it, and the houses that needed to cut were already the harder sells. What the number supports is pricing correctly on the first day, not a belief that the cut itself did the damage. Those two cohorts also come from the weekly inventory data, which carries days from listing to closing rather than days to contract, so the clock behind them is not the 62-day figure at the top of this page.
Right now 46.4% of the 265 active listing rows have already cut, at a median reduction of 5.0%. That count covers every listing in the weekly inventory data rather than the detached ones alone: 12 of the 265 are of the other covered type and all of them sit below one million dollars.
How long does it take to sell a house in Pompano Beach?
62 days to a contract, and much longer than that if the house has been listed before.
Days on market here means list-to-pending — the days from the day a house is listed to the day it goes under contract, not to the day it closes. Contract dates are recorded on 98.1% of closings in scope, so the standard definition holds and no fallback is used. The median was 62 days in the recent window against 56 across the baseline, six days slower. 15.3% of recent sales went under contract within a fortnight.
Price predicts the wait. Below one million dollars the median is 53 days; from one to two million it is 69.5; from two to three million it is 104; from three to five million it is 69; and above five million it is 190. The two top tiers hold ten to sixteen closings each, below the sufficiency threshold of fifteen on some cells, so read them as a direction rather than as a rule. Discounts widen the same way: 5.6% below one million, 9.3% from one to two, 11.9% from two to three, 13.8% from three to five and 12.7% above five.
The listing clock and the real clock are not the same clock, and the gap is the largest structural finding in this market. 27.0% of recent sales had already failed at least once — cancelled, expired or withdrawn, then listed again — up from 16.4% across the baseline. Across the whole scope 18.2% of closings carry a prior failure. For the recent relisted sales that finally closed, the median run from the first listing was 458 days across 43 sales, against 71 days on the attempt that actually worked. A status field shows you none of that. Ask for the original list date, every time.
At the chronic end, 208 sequences have cycled through repeated listing attempts, with a median of 503 days spent cycling.
What is on the market in Pompano Beach now?
253 houses, which is fewer than a year ago and fewer than the calendar alone explains.
There were 253 detached houses on the market and 80 under contract at the most recent weekly count, a ratio of 0.316 pending to active. At the recent pace of sale that is 20.3 weeks of supply. Of the 285 listings that left the market over the last thirteen weeks, 56.8% left by selling.
Supply is falling without the market getting busier, and the flow balance is how you see it. Against the same thirteen weeks a year earlier: 270 new listings against 274, 163 went under contract against 156, 162 closed against 171, and 123 left unsold against 133. Almost nothing moved. Yet active stock fell from 328 houses to 253, down 22.9%.
The direction is also running ahead of the season. Active stock is down 11.5% over thirteen weeks and down 2.3% over four, against a seasonal path that expected −5.1% by itself — leaving 6.5 points of trend below the calendar. That decomposition rests on one complete year of seasonal history, so treat it as a direction.
What is on the market in Pompano Beach, at the most recent weekly count, 20 September 2026.
| What is on the market | Figure | As of |
|---|---|---|
| Detached houses on the market | 253 | 2026-09-20 |
| Under contract | 80 | 2026-09-20 |
| Weeks of supply at the recent pace | 20.3 | 2026-09-20 |
| Median asking price | $629,000 | 2026-09-20 |
| Median days on the market for a current listing | 65 | 2026-09-20 |
Supply piles up at the top. Above two million dollars, 29 of the 253 houses on the market sit there against 38 of the 650 sales over the trailing year — 39.7 weeks of supply against 18.8 weeks below one million. Above five million dollars there were five houses asking and no closings at all in the recent thirteen weeks, which is reported as a finding rather than averaged into a number. That band holds seven priced closings across the whole trailing year and the three-to-five band holds nine, both below the sufficiency floor.
Two listings show the tails without naming anything. The most expensive house on the market is asking $14,995,000, has been active 181 days and has already come down 6.3%. The longest-sitting listing has been active 619 days and has come down 2.1%. At the other end of the range, one recent sale closed at 118.0% of its first ask, and another closed at 60.0% of its first ask after a 10.0% cut. One house cut 5.0% to $475,000 and then closed at $490,000, which is the whole argument about first-day pricing compressed into a single sequence.
On the current path and with no shock, supply points toward roughly 234 houses over the coming thirteen weeks, about −7.6%. That is a directional supply statement resting on one complete year of seasonal history, and it is not a statement about price.
When is the best time to list a house in Pompano Beach?
September through November, and the quietest of those three months is the strongest.
On one complete calendar year of history, the listing months that performed best were September through November, and the months that performed worst were January, February and July, which tie at the bottom. The broader seller window runs May, June, and August through November. The single best listing month was November.
November is the counter-intuitive one. It takes 7.5% of the year's new listings and returns the year's highest cohort sale-to-list at 95.47% of the first ask. The month with the least competition for attention is the month whose sellers keep the most of their asking price.
For a buyer, April through June is where choice and competition run in your favour. That is a statement about how many houses you get to choose between, not a statement about price.
Every seasonal figure on this page rests on a single complete calendar year, 2025. A stability check needs at least two years and cannot be run at all, so no month here is described as a settled high or a settled low. Six of the eight complete months of 2026 depart from that pattern by more than ten index points, and the sign of the departure changes in April.
