Aventura Neighborhood Guide Real Estate: Rail, Weather, Schools

Aventura is a city of high-rise condo buildings, a large mall and a string of public parks, set between Biscayne Boulevard and a golf-course loop. This page explains what daily life looks like, how the weather and flood setting affect a home, how you get around, and how schools are assigned. Prices and sales sit on the other two guides.

💡 Key Insights & Takeaways

  • Tri-Rail's Hollywood Station is also outside the city, so every train trip starts with a bus, the free city shuttle, a ride service or a car.
  • The citywide Walk Score is 43, the Transit Score is 46 and the Bike Score is 55, and no score came back for one central point.
  • The Hollywood weather station, 4.58 straight-line miles away, shows 59.1 days a year with a high of 90°F or more, counting days that reach exactly 90°F.
  • Aventura Boulevard puts a library, a Publix and Old Lisbon on one corridor, and the Don Soffer Exercise Trail is a free public loop of 3.1 miles.
  • The district assigns public schools by home address, charter schools take applications, and flood, inspection and reserve records must be checked for each building.
The train station named Aventura is not in Aventura. As of 15 October 2026, Aventura Station sits outside the city boundary, so reaching a train means leaving the city first. Brightline reported that 90.0% of its trains ran on time across its whole system in July 2026.

What is Aventura actually like?

Aventura is an incorporated city in Miami-Dade County, and its western edge follows the Florida East Coast railway. Aventura Isles lies across that line, outside the city, so it is not part of this page. Most homes here are in high-rise condo buildings, and the city's plan also lists detached homes and townhouses.
Three roads organize daily life. Biscayne Boulevard is the main shopping road, and Aventura Mall is its biggest anchor. Aventura Boulevard holds the Northeast Dade–Aventura Branch Library, a Publix and Old Lisbon, a Portuguese restaurant, on one corridor. West Country Club Drive runs along the golf course and the Don Soffer Exercise Trail. This page gives no walking time between the stops on Aventura Boulevard, because none was measured.
Aventura Mall has an AMC movie theater, coffee shops such as Ralph's Coffee and Rosetta Bakery, and a weekend vendor market called Aventura Market. The market's hours and layout change, so confirm them before you go. The Aventura Shopping Center is home to the Publix and its pharmacy. Whole Foods Market and a Target with a pharmacy sit farther north on Biscayne Boulevard. Town Center Aventura and Waterways Shoppes are shopping areas named on the city's landmark map, and their store lists today are not confirmed. LaBoulangerie Boul'Mich is a bakery and café, and bartaco and Casa D'Angelo serve meals.

The city runs a cluster of public parks. Founders Park has a field, courts, an exercise path and a SplashPad, and Founders Park South holds the Aventura Community Green Garden. Waterways Park has a field and a playground, and the Waterways Dog Park is nearby. Veterans Park and Peace Park are smaller parks with playgrounds. The Community Recreation Center sits in a civic cluster with Peace Park, the Arts & Cultural Center and the charter school ACES. Check each park's page for hours, because seasonal access and school-day rules differ. Aventura Government Center is the seat of city government.
The Don Soffer Exercise Trail is a 3.1-mile paved loop around the golf-course edge, and the city page states that access is free. The Community Recreation Center is different, because it requires a membership. HCA Florida Aventura Hospital is in the city, and Memorial Regional Hospital is in Hollywood, outside it.
The city's lists name five places that people call neighborhoods: Williams Island, The Waterways, Aventura Lakes, Mystic Pointe, and the Turnberry and Country Club Drive area. These are named developments and districts, not official boundaries, and this page does not split any figure among them.

What is the weather like in Aventura?

Aventura has a hot, wet climate. The figures below come from the Hollywood weather station, 4.58 straight-line miles from a central point in the city. They are NOAA normals for 1991 to 2020, which means long-run averages, and they are not readings taken in Aventura or a forecast for 2026.
The annual normal daily high is 83.2°F, and the station records 65.04 inches of rain a year. It also records 59.1 days a year with a high of 90°F or more. That count includes days that reach exactly 90°F, so it is not a count of days strictly above 90°F, and that stricter count was not available. The monthly normals put the wettest months from May through October, so plan for covered walks and a dry spot for errands.

Flood and wind need a check for each building. The city says most of Aventura sits in a mapped FEMA high-risk flood area, but no one zone covers the whole city. Storm surge zones are lettered and set by address, and they are not the same thing as FEMA zones. So you verify the flood zone and the base flood elevation, which is the mapped height that floodwater is expected to reach, for the specific property. Miami-Dade is also a High-Velocity Hurricane Zone, a Florida building-code area with its own wind rules. Roof age, insurance terms and wind records also differ from one building to the next.

How long does it take to get anywhere from Aventura?

No verified door-to-door time is available for Aventura, so this page names the routes instead of minutes. That covers Downtown Miami, Brickell, Downtown Fort Lauderdale, HCA Florida Aventura Hospital and Fort Lauderdale-Hollywood International Airport. Waiting, transfers and the walk at each end change every trip.
Aventura Station is the Brightline stop, and it is outside the City of Aventura. Southbound trains run to MiamiCentral, and northbound trains run to Fort Lauderdale, Boca Raton, West Palm Beach and Orlando. Brightline describes service as about hourly, so confirm the stop pattern of the train you book. Brightline reported 90.0% of trains on time across its whole system in July 2026. That is a systemwide share, with no Aventura-only figure and no stated late threshold. Tri-Rail's Hollywood Station is the other rail option, and it is outside the city too. A Northeast Corridor commuter line is only planned, so it is not a service you can ride today.

The Aventura Express runs hourly, according to the city's live page, with no service on Sundays or major holidays. Drivers reach I-95 by Ives Dairy Road, and Biscayne Boulevard and the William Lehman Causeway are the other named connections. The Don Soffer Exercise Trail is a shared path for walking and cycling, and it is not a protected commuter bike-lane network. The city also links a bike-share system, Aventura BCycle, but the current dock list was not checked.
Walk Score rates how many daily errands you can reach on foot, on a scale of 0 to 100. The citywide score is 43, the Transit Score is 46 and the Bike Score is 55. Walk Score did not return scores for one central point, so these are citywide figures. Walk Score's pages carry no date, so the scores can change. A city score cannot show how a single tower connects to the shops, so check the route from a specific address.

Which schools serve Aventura, and how are they assigned?

Miami-Dade County Public Schools assigns students by home address. Each address falls in an attendance zone, which is the school zone line, and the district approves exceptions such as choice and magnet programs. Charter schools run their own application process. June 2026 district packages describe the zone shapes, and they do not give the result for any one address.
Zone lines can split a street. The Aventura Waterways zone and the Virginia A. Boone Highland Oaks zone share parts of Biscayne Boulevard and nearby streets, so a nearby address can fall on the other side. Ojus Elementary School, Greynolds Park Elementary School, Highland Oaks Middle School and Dr. Michael M. Krop Senior High School are named in district zone maps or city directories. All of them are outside the city, and the city does not claim that every listed school serves every Aventura address.
Aventura City of Excellence School, known as ACES, and Don Soffer Aventura High School are charter schools inside the city. Each has its own admission rules. Residency can earn a preference, but an Aventura address does not secure a place.

Where can I check schools and crime information for Aventura?

Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. Miami-Dade County Public Schools' Find Your School page confirms which school an address is assigned to. The state publishes official school reports on the Florida Department of Education School Accountability Reports site. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the Aventura Police Department's official crime page.

Who does Aventura suit?

Your own priorities decide this, and the page can only set out the trade.
- If you want errands on one corridor, Aventura Boulevard puts a library, a grocery store and a restaurant together.
- If you want parks and a free loop for walking, the trail and the city parks give you those, and a gym costs a membership.
- If you want regional rail, plan on a bus, the shuttle or a car, because both rail stations are outside the city.
- If you plan to buy a condo, expect to collect flood, inspection and reserve records for the building, as set out below.

Common questions

No, Aventura Station is outside the city boundary, as of 15 October 2026. The city's western edge follows the railway, and the station sits on the far side. A station name does not set where a city ends, and it does not give you a travel time to any destination.
