It is known for how easily you can reach the train without a car and for the everyday shops along Ocean Avenue and Mission Street. What is Mission Terrace actually like?
Mission Terrace is a grid of low-rise streets in the south of San Francisco, with Interstate 280 on the north and west, Mission Street on the east and Geneva Avenue on the south. Those edges are the working boundary this page uses. No official map line matches them exactly, and no named sub-areas sit inside them. The Balboa Park BART station sits at the southwest edge of that boundary, and common neighborhood maps differ on whether the station complex falls inside or outside it.
Balboa Park is the big green anchor, with Balboa Pool, a playground and a skate park inside it. Cayuga Playground and Crocker Amazon Playground add fields, courts and play areas, and John McLaren Park covers 312–313 acres of trails, picnic areas and a lake. Herz Recreation Center, which opened in January 2026, sits inside McLaren Park. On a weekend you can walk to Balboa Park, swim at the pool, ride BART or the J Church, or head to the library.
Food and shopping run along three corridors. Mission Street, on the east edge, holds Excelsior Coffee and the Excelsior Branch Library, which runs storytimes, tech help, a book club and film nights. Ocean Avenue, to the northwest, holds Beep's Burgers, Pakwan and Whole Foods Market Ocean, and it leads to the City College of San Francisco Ocean Campus. Geneva Avenue, on the south edge, links Mission Street to Balboa Park.
People meet through the New Mission Terrace Improvement Association, which holds public meetings and keeps up a Fourth of July parade, an Easter egg hunt and a neighborhood garage sale. Mission Local reported 15 gardens on the Mission Terrace Garden Tour in 2026.

What is the weather like in Mission Terrace?
The best published source is the National Oceanic and Atmospheric Administration (NOAA) 1991–2020 climate normals for San Francisco International Airport, which sits about 7 miles south of the center of the neighborhood. No official Mission Terrace station normal was found, so these are regional readings and not a block-level measurement. At that station the annual mean temperature is 58.7°F, the annual precipitation is 19.64 inches, and 4.2 days a year reach 90°F or higher.

How long does it take to get anywhere from Mission Terrace?
Most trips start with a walk to rail, so the first leg is on foot and the rest rides on rails. Balboa Park BART is about 0.5 mile from the center of the neighborhood, and the J Church stop on the western edge is a 6-minute walk. The J Church runs through Noe Valley and the Mission to downtown with no transfer, and BART runs direct to downtown, the East Bay and the airport. The K Ingleside and M Ocean View lines meet BART at the Balboa Park station area.
Walk Score, Transit Score and Bike Score are public ratings of how well daily errands, transit trips and bike trips work from one point. At the center of Mission Terrace they read 94, 86 and 72, against 89, 77 and 72 for San Francisco as a whole, as of 30 September 2026.
Several bus routes cover the streets around the neighborhood: the 8 Bayshore, the 14 Mission, the 14R Mission Rapid, the 29 Sunset, the 43 Masonic, the 49 Van Ness/Mission and the 54 Felton, plus the 8BX Bayshore B Express at weekday peaks. Caltrain's San Francisco station is a BART or Muni trip away for Peninsula and South Bay commutes.
Driving and parking work differently. The ramps to Interstate 280 sit beside the Balboa Park and Geneva–Ocean area. BART reports no parking at its station, and curb rules and residential permits change from block to block, so they need an address lookup. For bikes, Bay Wheels stations stand at the north and south plazas of the Balboa Park BART station, and the Cayuga Avenue Slow Street links toward San Jose Avenue and Balboa Park.

| Destination | By transit |
|---|---|
| Downtown San Francisco | 24–32 minutes |
| SoMa | 28–38 minutes |
| Mission Bay | 35–50 minutes |
| UCSF Parnassus | 35–50 minutes |
| San Francisco International Airport | 30–40 minutes |
These ranges are planning figures built from published route patterns and geography, not timed trips for one departure, so travel time varies with the exact departure, transfer and destination. Test the trip at the hour you would really make it.
Which schools serve Mission Terrace, and how are they assigned?
San Francisco Unified School District runs a choice system, so an address does not lock in a school. For elementary school, the attendance-area school can break a tie when one is listed, after higher-priority tiebreakers and subject to capacity. For middle school, families apply by choice, and the elementary school a child attended can act as a feeder tiebreaker; there are no middle-school attendance zones. For high school, families apply by choice, with no attendance areas and no feeder patterns. No placement is certain in advance.
Elementary attendance-area lines can split blocks and even single streets, so a neighboring house can be assigned differently. Monroe Elementary School, James Denman Middle School and Balboa High School are named here as places on the map, not as promised assignments, because placement depends on the application, the tiebreakers, capacity, the program and the school year.
Where can I check schools and crime information for Mission Terrace?
Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. San Francisco Unified's school finder confirms which school an address is assigned to, and the state publishes official school reports on the California School Dashboard. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the San Francisco Police Department's crime data dashboard.
Who does Mission Terrace suit?
It suits you if reaching rail on foot matters more than parking at your door. It suits you if a public pool, fields and a playground within a short trip matter more than a private yard to yourself, and if Mission Street and Ocean Avenue errands on foot matter more than a single big-box trip by car. If you need freeway access, the ramps to Interstate 280 sit right beside the neighborhood.
If you are weighing nearby neighborhoods on rail access, compare the Excelsior along the Mission Street corridor, Ingleside on the K line, Oceanview on the M line and Sunnyside through Glen Park or Balboa Park. Each one reaches rail a different way. For the homes themselves, see the Mission Terrace housing guide and the Mission Terrace market guide.
