Sea Cliff, SF Real Estate: Beaches, Buses and Weather

Sea Cliff is known as a residence park at the city's coastal edge, with curving streets inside and China Beach, Baker Beach and Lincoln Park around it. Read on for the daily rhythm of the place, the ocean's pull on the weather, the buses at its edges, how schools are assigned, and which outside pages fill in the gaps.

💡 Key Insights & Takeaways

  • The 1 California, 1X California Express and 29 Sunset buses touch the edges of Sea Cliff, and the 38 and 38R Geary buses run through the Richmond to the south.
  • Walk Score's Bike Score is 82 both at the Sea Cliff Avenue and 27th Avenue intersection and across its Sea Cliff area, against 72 for San Francisco as a whole.
  • Andronico’s Community Markets and a CVS pharmacy are on 32nd Avenue near Clement Street in the Richmond, because no continuous shopping core inside Sea Cliff was found.
  • The nearest station with temperature normals is 3.6 miles away, and its 1991–2020 normals count 3.3 days a year with a high of 90°F or more.
  • The San Francisco Unified School District uses citywide choice, so a home near a school does not secure a seat there.
The Sea Cliff Avenue and 27th Avenue intersection has a Walk Score of 68, while Walk Score's own Sea Cliff area scores 81, in lookups dated 16 October 2026. Both numbers are right, because they cover different ground. As of 27 October 2026, no rail station sits inside Sea Cliff.

What is Sea Cliff actually like?

Sea Cliff is a residence park, a layout of curving internal streets, landscaped front setbacks and stone gateway pillars, with the numbered street grid returning at its outer edges. That description comes from a San Francisco planning document. The same account calls the pillars architectural entrances and does not show that access to any street is controlled. Inside the park you will find El Camino del Mar, McLaren Avenue and Sea View Terrace, and Sea Cliff Avenue leads toward China Beach.
This page treats Sea Cliff as the residence park that the city's planning department maps. Lincoln Park is its western neighbor, Baker Beach lies on the Presidio shoreline to the east, and California Street runs along the southern edge beside the Richmond. The Richmond is a separate neighborhood, and this page keeps its shops and streets out of Sea Cliff. The boundary is a working one and not an official line, because the planning map, the Census tract and Walk Score's area are three different shapes.
The outdoors are the main draw. China Beach is a coastal cove off Sea Cliff Avenue with a beach, tide pools and a picnic area. Baker Beach has picnic areas and links to the California Coastal Trail. Lincoln Park holds a public golf course, the Legion of Honor museum and a Coastal Trail connection, and the Lands End trails lie farther west, with Eagles Point Overlook at their edge. The park service's project page describes rehabilitation of the China Beach bathhouse and terrace as ongoing and gives no date, so check current notices before you visit.
Street work is also under way. The San Francisco Public Utilities Commission's progress update of 16 September 2026 reported waterline work underway on Sea Cliff Avenue and listed final sewer repairs and paving as the remaining steps. The same update reported paving on 26th Avenue complete. Older planned end dates do not show that the work is finished, and no completion date is confirmed.
Your errands mostly cross into the Richmond. Andronico’s Community Markets and a CVS pharmacy are on 32nd Avenue near Clement Street. Angelina’s Deli-Café, Bazaar Cafe and Pearl 6101 sit along California Street, and Pizzetta 211 is nearby. Clement Street, with Green Apple Books, Schubert’s Bakery, Hard Knox Cafe and the Clement Street Farmers Market, lies farther into the Inner Richmond. No continuous shopping core inside Sea Cliff was found. This list of businesses is partial, and a nearest hardware store, dry cleaner or commercial gym was not confirmed.
Rochambeau Playground, Dupont Tennis Courts and Richmond Recreation Center are public recreation sites in the Richmond, and the Anza and Richmond/Senator Milton Marks branch libraries are there too. Bazaar Cafe lists a weekly acoustic open mic, and the farmers market keeps a posted schedule, but neither is a Sea Cliff event, so check each posted schedule before you go. The Sea Cliff Properties Association appears on a city roster for Presidio planning. Its current officers, programs and any dues were not confirmed.
Walk Score is a 0 to 100 measure of how well errands can be done on foot, and its Bike Score and Transit Score work the same way for biking and for public transit. The reading at the Sea Cliff Avenue and 27th Avenue intersection and the reading for the provider's Sea Cliff area cover different ground, so neither is the score of a single home, and you should never average them.

What is the weather like in Sea Cliff?

Sea Cliff faces the ocean, so its weather follows the coast more than the inland parts of the city. The National Weather Service describes low ocean-side cloud as more persistent along the coast, and the inland and southeast parts of the city as generally warmer. No weather station sits inside Sea Cliff, and no measured gap between Sea Cliff and other parts of the city has been published.
The nearest station with temperature normals is the Downtown San Francisco station, 3.6 miles away in a straight line. A closer station, 3.3 miles away, publishes precipitation normals only. Climate normals are 30-year averages, and these cover 1991–2020. At the Downtown station, 3.3 days a year have a high of 90°F or more, and the count includes a day that hits exactly 90°F. The average daily high in July is 66.3°F and the average daily low is 54.4°F. Precipitation totals 22.89 inches in a year. These are Downtown readings and not Sea Cliff readings, so treat them as a guide.

The Presidio's visitor guidance for Baker Beach recommends extra layers. No maintenance cost or corrosion rate for Sea Cliff homes has been published, so this page gives none.

How do you get from Sea Cliff to the rest of the city?

You go by bus, because no Muni Metro, BART or Caltrain station sits inside Sea Cliff. Muni is the San Francisco Municipal Transportation Agency, and local service here is bus-based. Walk Score's Transit Score, a 0 to 100 measure of how well public transit serves a spot, is 51 at that intersection and 61 for Sea Cliff's area, against 77 for San Francisco as a whole.
Table 4. Muni bus routes that touch the edges of Sea Cliff, checked on 27 October 2026.

The city's neighborhood page tags more routes than serve the edge of Sea Cliff, so check each route's stop list before you count on it. Neither the Civic Center/UN Plaza BART station nor the San Francisco Caltrain station lies inside Sea Cliff, and a trip to either starts on a bus. Which one is closer by distance was not established. This page gives no trip times and no gaps between buses, so check the agency's current timetable and a trip planner for your own hours.
On a bike, Walk Score's Bike Score is 82 at that intersection and 82 for the Sea Cliff area, against 72 for the whole city. Lake Street is a Slow Street from Arguello Boulevard to 28th Avenue, along the edge of the neighborhood, and a Slow Street is not a physically protected bike lane. 23rd Avenue is a Slow Street from Lake Street to Cabrillo Street, in the adjacent Richmond. A count of bike-share stations near Sea Cliff was not verified. For parking, the agency's permit map works block by block, and no permit area covering all of Sea Cliff was established. Park Presidio is the regional road connection, and no drive times are given here.

Which schools are near Sea Cliff, and how are they assigned?

SFUSD is the San Francisco Unified School District, and for the 2026–27 year it assigns seats through citywide choice. You apply, and an attendance area can raise your priority for an elementary school. Middle school priority follows the path from elementary school and the rules for applying. A priority is not a seat, and an address does not secure a named school.
Alamo Elementary School on 23rd Avenue, Sutro Elementary School on 12th Avenue, Presidio Middle School on 30th Avenue and George Washington High School on 32nd Avenue are public schools near Sea Cliff, and all four sit outside the residence park. They are nearby options and not a list of the schools assigned to Sea Cliff. Burke's, a private school, has its campus at the southwest edge beside Lincoln Park, and that is a note about its location only.
The exact attendance area for Sea Cliff and any split between streets were not resolved, and no lookup of a particular home was made. Two homes side by side can have different assignments, so look up the address you are considering.

Where can I check schools and crime information for Sea Cliff?

Big Data Realty does not rate schools. For ratings and reviews, go to GreatSchools. To confirm which school an address is assigned to, use the SFUSD School Finder, and for the state's official school reports, use the California School Dashboard. For each of these, check the most recent information, since boundaries and reports change each school year.
To see crime information, go straight to the San Francisco Police Department's official crime dashboard and check its most recent reports.

Who does Sea Cliff suit, and who should look elsewhere?

If time at the beach, on a coastal trail and in a big park outranks having shops within a short walk, put Sea Cliff on your list. The ocean and Lincoln Park sit at its edges, and the errands sit in the Richmond.
If a daily rail trip is your priority, look elsewhere or plan around a bus first. No station is inside Sea Cliff, and Walk Score's Transit Score of 51 at that intersection is the lowest of its three measures there. To compare Sea Cliff with places people set beside it, use the same measure for each and the same lookup date.
If you want a yard or terrace, this page cannot promise one. Front setbacks and planting strips appear in the planning description, but nobody has counted how many homes have a usable yard. See the place in the morning and again in the afternoon, because the ocean side can be cloudier.
Rank your priorities before you tour. For what is built here, read the Housing Guide, and for what sells and how fast, read the Market Guide.

Common questions

Both appear because they measure different footprints. As of 27 October 2026, 68 is the score at the Sea Cliff Avenue and 27th Avenue intersection, and 81 is Walk Score's score for its own Sea Cliff area. Use 68 for that intersection and 81 as a wider reading. Do not average the two, and do not read either as the score of one home.
