Visitacion Valley, San Francisco: Transit, Parks, Daily Life
Visitacion Valley is a low-rise neighborhood in the southeast corner of San Francisco, tucked between John McLaren Park and Bayshore Boulevard. Daily life runs along Leland Avenue, the T Third line starts here, and large plans for new homes sit on the eastern edge. This guide covers what the place is like, the weather, how you get around and how the city places students in schools.
💡 Key Insights & Takeaways
- The 8 Bayshore buses run every 8 minutes at the weekday peak, and the 9R San Bruno Rapid runs every 12 minutes on weekdays to the Financial District.
- San Francisco Unified uses citywide choice, so a Visitacion Valley address does not promise a seat at Visitacion Valley Elementary School or Visitacion Valley Middle School.
- Herz Recreation Center opened in January 2026 beside Herz Playground and Coffman Pool, on the edge of John McLaren Park.
- The downtown NOAA station records an annual mean of 57.7°F and 3.3 days a year above 90°F, but no station sits in Visitacion Valley itself.
- Baylands North, Sunnydale HOPE SF and Executive Park are projected to add a net 4,800 units, but they are phased plans, not finished homes.
If you are weighing a fast train against a short walk, Visitacion Valley makes the trade plain: as of 30 September 2026, the T Third leaves the Sunnydale terminal every 10 minutes through the weekday, while the neighborhood's Walk Score is 72 against 89 for San Francisco as a whole. Both scores describe the whole neighborhood, not one corner.

What is Visitacion Valley actually like?
Visitacion Valley is a neighborhood of low-rise houses on valley streets and hillsides in the southeast corner of San Francisco. John McLaren Park runs along its western side, and Bayshore Boulevard runs along its eastern side. Census estimates for the five tracts that roughly match the neighborhood put 81.6% of homes in buildings that hold one home, either standing alone or joined to the house next door, as of 30 September 2026. The tract lines do not follow the neighborhood line exactly, so read that share as close, not exact.
Leland Avenue is the shopping street. Its busiest stretch runs west from Bayshore Boulevard toward Cora Street. The Visitacion Valley Branch Library sits on Leland Avenue, and so does the North East Medical Services clinic, which offers primary care, acupuncture and lab work. In late summer 2026 the Visitacion Valley Night Market filled Leland Avenue with food, music and stalls on Friday evenings. For a bigger grocery run, Grocery Outlet is on Bayshore Boulevard; check that a shop is open before you make a trip.
John McLaren Park is the big green edge of the neighborhood. You get miles of trails, picnic areas, courts, a golf course and the Jerry Garcia Amphitheater there, and the La Grande Tank water tower stands over the park as a landmark. The Mansell Street People Path gives you a walking and biking route into the park that is kept apart from car traffic.
Herz Recreation Center opened in January 2026 beside Herz Playground and Coffman Pool, on the edge of John McLaren Park. The center has an indoor basketball court, a fitness terrace and a picnic area. Coffman Pool is an indoor pool with lap swims, lessons and open swims.
Closer to the houses, the Visitacion Valley Greenway strings a community garden and small green lots through the neighborhood. Little Hollywood Park has a basketball court, a play area and a dog run. Visitacion Valley Playground has a youth baseball and softball field.
The neighborhood has a few parts with their own names. The Leland Avenue core is the village center, Little Hollywood sits on the east side, and the Sunnydale area forms the southern edge.
Large plans sit at the edges. Baylands North covers the old Schlage Lock factory land beside Bayshore Boulevard, and together with Sunnydale HOPE SF and Executive Park it is projected by city planners to add a net 4,800 units as of 30 September 2026. These are phased plans, not finished homes. When each phase opens depends on approvals, financing and building costs, so treat the count as a plan.
What is the weather like in Visitacion Valley?
Visitacion Valley has no weather station of its own, so the nearest official record is NOAA's downtown San Francisco station, and your block may run warmer, cooler or windier than downtown. The table shows that station's long-run normals.
NOAA describes a pattern in which the eastern side of the city often clears in summer while fog stays over the western districts, and the gap is smaller in winter. Visitacion Valley sits in the southeast, but no local readings measure how much that pattern helps here, so do not count on a set number of extra degrees. Keep a layer with you, because afternoon wind and fog can still roll in. If you garden, expect to water mostly in the dry summer months, when very little of the year's rain falls.

| Measure | Value | Basis |
|---|---|---|
| Annual mean temperature | 57.7°F | NOAA normals, downtown station |
| Rain in a year | 22.89 inches | NOAA normals, downtown station |
| Days a year above 90°F | 3.3 days | NOAA normals, downtown station |
How long does it take to get anywhere from Visitacion Valley?
You get to Mission Bay, Union Square and the Financial District on direct Muni lines from Visitacion Valley, and you reach the Peninsula by Caltrain. Door-to-door times depend on your block and the hour, so time the trip in a trip planner from your own street.
The T Third light rail starts at the Sunnydale terminal and runs north along Bayshore Boulevard and Third Street. It stops at Mission Bay and the UCSF stops, the Caltrain depot at Fourth and King, Yerba Buena, Union Square and Chinatown. The 8 Bayshore and its 8AX and 8BX express runs head downtown and on to Fisherman's Wharf, or the other way to Balboa Park and City College. The 9R San Bruno Rapid runs past Zuckerberg San Francisco General and along Market Street to the Financial District. The 56 Rutland loops through the neighborhood itself, and overnight Owl buses cover the late hours.
Bayshore Caltrain Station is the local Caltrain stop for the area. BART does not reach the neighborhood. By car, US 101 and Interstate 280 frame Visitacion Valley, but rush-hour drive times are not given here.

Which schools serve Visitacion Valley, and how are they assigned?
San Francisco Unified School District uses citywide choice for the 2026–27 school year, so a Visitacion Valley address does not promise a seat at any school. You list the schools you want in order, and the district places students by tiebreakers and by how much space each school has.
For elementary school, living in a school's attendance area is a tiebreaker, not a promise. Those lines can split a block, so the house next door can fall in a different area. For middle school, the first offer follows the school a student attended before, and that feeder link also works only as a tiebreaker. High school is citywide choice, with no attendance areas.
Visitacion Valley Elementary School and Visitacion Valley Middle School both sit inside the neighborhood. El Dorado Elementary School, Guadalupe Elementary School and Cleveland Elementary School feed Visitacion Valley Middle School. They are named here as places on the map, not as promised placements, so check each address in the district's school finder.
Where can I check schools and crime information for Visitacion Valley?
Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. San Francisco Unified's school finder confirms which attendance area an address falls in, and the state publishes official school reports on the California School Dashboard. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the San Francisco Police Department's crime data dashboard.
Who does Visitacion Valley suit?
Visitacion Valley suits you if a frequent train and a big park matter more to you than walking to every errand. If you work in Mission Bay, near Union Square or in the Financial District, the T Third and the 9R give you a ride with no transfer.
If you want trails, courts and a pool close by, the McLaren Park side of the neighborhood puts them within reach. If you would rather walk to most errands, weigh that the Walk Score here sits below the city's. Compare the nearby southern neighborhoods of Excelsior, Outer Mission, Portola, Crocker-Amazon and Mission Terrace, or Daly City across the county line, on the same terms before you choose.
