Episode 1 · Neighborhood Overview & Local Vibe
Atherton, CA Real Estate: Neighborhood Guide, Weather and Schools
Atherton is an incorporated town in San Mateo County with no commercial district, a civic center that holds a library, Town Hall and a café, and a large public park. This page shows what the town is like day to day, how its weather runs, how you get around without a train station, and how school assignment works.
💡 Key Insights & Takeaways
- The Walk Score is 47 and the Bike Score is 63 at one fixed reference point near the civic center, so they describe that spot and not the whole town.
- The average high is 81.0°F in July and the average low is 40.5°F in January, with 18.2 days a year at or above 90°F, in 1991 to 2020 normals from nearby Redwood City.
- SamTrans buses run on El Camino Real and Middlefield Road, and the school routes follow the school calendar instead of running all day.
- Groceries, a pharmacy and a hardware store are in Menlo Park, where Safeway, Trader Joe's, Draeger's, CVS and Menlo Park Hardware are the named options.
- Several school districts divide Atherton addresses, so your address, the school's open seats and any choice program decide where a student is assigned.
Atherton's Caltrain station closed for good on 19 December 2020, and as of 15 October 2026 the nearest operating station is in Menlo Park, outside the town. What changed inside town is smaller. A 6,200-square-foot library garden opened on 27 June 2026, next to a civic café and a 22-acre public park.

What is Atherton actually like?
Atherton is an incorporated town in San Mateo County, and its public life gathers around the civic center. Town Hall, with the council chambers and town offices, sits on Fair Oaks Lane. The Atherton Library, a San Mateo County Libraries branch, and a café called Mademoiselle Colette share Dinkelspiel Station Lane. The Town Green is the landscaped space between the administration building and the library.
The Atherton Library Children's Garden opened on 27 June 2026 and covers 6,200 square feet at the library. The town's General Plan describes the civic center, and the council adopted its amendments on 17 June 2026. Check the town's parcel maps for the designation of any one parcel.
Holbrook-Palmer Park, entered from Watkins Avenue, is a 22-acre public park. It holds Jennings Pavilion, the Main House and the Carriage House, and the first two are rental venues that need a reservation. North Meadow is a day-use space for events. The town's park page posts a playground closure that began on 4 May 2026, and a reopening has not been confirmed. Nothing else at the park is described as closed.
For errands you go to Menlo Park, because the town has no commercial zoning. The named options there are Safeway, Trader Joe's and Draeger's for groceries, CVS for the pharmacy and Menlo Park Hardware for tools. Cafe Borrone and Kepler's Books share a block of El Camino Real, and Santa Cruz Avenue is the downtown retail street. A Sunday farmers market uses the Chestnut Street parking area between Santa Cruz and Menlo avenues, and Fremont Park hosts summer concerts. These are named examples, not a ranking by distance, and the distance from your address to each one was not measured.

What is the weather like in Atherton?
Summers are warm and dry and winters are cool and wetter. The figures come from NOAA's 1991 to 2020 normals at the Redwood City station, a nearby stand-in that sits 2.34 miles from the civic center in a straight line. The average daily high is 81.0°F in July and the average daily low is 40.5°F in January. A year brings 19.02 inches of rain, and 18.2 days a year reach 90°F or more.
NOAA counts days at or above 90°F, not only days above it, so read 18.2 days as the count that includes exactly 90°F. Nobody measured fog, wind or sunshine inside the town, so this data cannot tell you whether one part of Atherton runs cooler than another. Because the dry months and the wet months are far apart, plan to check your own lot for watering and drainage needs.
How do you get around Atherton without a train station?
Atherton has no operating passenger train station. Caltrain closed it for good on 19 December 2020, and the working Caltrain connections are in Menlo Park and Redwood City, outside the town. The Atherton Train Station Museum has a ribbon cutting scheduled for 18 October 2026, which is after the date of this page. The museum has not been confirmed open, and it does not bring back train service.
Buses fill the gap. SamTrans route ECR runs along El Camino Real, and routes 296, 296O and 397 use the Middlefield Road corridor. The 72, 81, 82, 83, 86, 87 and 88 are school-oriented routes that follow the school calendar and run at set times, not all day.
Table 3. SamTrans routes listed for Atherton, as of 15 October 2026. Check the agency's current schedule before you plan a trip.
| Route | Corridor | What it does |
|---|---|---|
| ECR | El Camino Real | Main arterial bus between Daly City BART and Palo Alto Transit Center |
| 296 | Middlefield Road | Local route between Redwood City Transit Center and Bayshore/Donohoe |
| 296O | Middlefield Road | Late-night run between Redwood City Transit Center and Palo Alto Transit Center |
| 397 | Middlefield Road | Overnight route between San Francisco and Palo Alto Transit Center |
| 72, 81, 82, 83, 86, 87, 88 | Town streets | School-oriented routes on the school calendar |
The Walk Score is 47 and the Bike Score is 63, but both describe one reference point near the civic center, and no town-wide score was returned. The town names a bike-lane project on Middlefield Road, and whether it is under construction was not established. Door-to-door times to work, hospitals or the airport are not on this page because none were measured from a fixed starting point.
Which schools serve Atherton, and how are they assigned?
Your address decides, along with the open seats at a school and any choice program. Several districts divide Atherton addresses, so a house across the street from you can be assigned differently. The current-year boundary for each address was not fully resolved, so confirm it with the district.
Table 4. How each district assigns Atherton addresses, as of 15 October 2026.
| District | How assignment works | Campuses named for the area |
|---|---|---|
| Menlo Park City School District | Placement is confirmed after registration and depends on open seats | Encinal Elementary, Laurel Elementary and Hillview Middle School |
| Las Lomitas Elementary School District | You must live inside the district | Las Lomitas Elementary School and La Entrada School |
| Redwood City School District | An address locator sets the neighborhood school, and Adelante Selby Spanish Immersion is a choice program | Adelante Selby Spanish Immersion School |
| Sequoia Union High School District | Your home address sets the attendance area, and transfers depend on open seats | Menlo-Atherton High School is named as a landmark, not as a town-wide assignment |
Adelante Selby is a choice program, not a school every address is assigned to, and its students continue to Kennedy Middle School after 5th grade. No single middle school serves the whole town.
Where can I check schools and crime information for Atherton?
Big Data Realty does not rate schools. Ratings and reviews are on GreatSchools. The Menlo Park City School District school locator, the Redwood City School District school locator, Las Lomitas registration and Sequoia Union High School District enrollment confirm which school an address is assigned to. The state publishes official school reports on the California School Dashboard. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the Atherton Police Department's crime map.
Who does Atherton suit?
The answer depends on what you rank first.
- If a train station you can walk to comes first, Atherton does not have one, and the closest are outside town.
- If shops on your own block come first, the town has none, and your errands go to Menlo Park.
- If a public park and a library close to home come first, Holbrook-Palmer Park and the civic center are in town.
- If you want detached houses, the town's adopted housing element describes almost all homes as detached. That count dates from 2020, so the current mix may differ.
- If dry summers and wet winters matter for your yard, check your own lot, because no weather difference inside town was measured.
