Episode 1 · Neighborhood Overview & Local Vibe
Brisbane CA Real Estate: Transit, Weather and Daily Life
Brisbane is a small city beside San Bruno Mountain, with a downtown street, a second shopping road, a shoreline across the freeway and a ridge of mixed housing. This page shows what the city is like day to day, what the weather does, how transit works, how schools are assigned, and where to check what this page does not cover.
💡 Key Insights & Takeaways
- A weekday shuttle links Brisbane to Balboa Park BART and Bayshore Caltrain, and SamTrans route 292 runs all day on Bayshore Boulevard, so rail is a connection and not a walk.
- The library and community center are on Visitacion Avenue, the pool is on Solano Street, and the ball fields are on Mission Blue Drive, so each errand is its own trip.
- The Northeast Ridge holds three kinds of housing: Landmark houses, Viewpoint townhome-style condominiums and Altamar stacked flats.
- Brisbane School District has no attendance boundaries, so a seat depends on space and on the order applications arrive, and living next to a school does not guarantee a place.
- Airport weather normals for 1991–2020 show 19.64 inches of rain a year and a September average daily high of 74.8°F.
Moving to Brisbane swaps a BART station for a town. As of 20 October 2026 Brisbane has no BART station, and the airport weather station 4.94 miles away in a straight line reached 90°F or higher on 4.2 days a year (1991–2020 normals). Parks and pools are in town, and trains are a bus ride away.

What is Brisbane actually like?
Brisbane is a city of its own in San Mateo County, with its own city hall, council and police department, and it works as a set of separate pieces rather than one walkable block. The city names six areas: Central Brisbane, Northeast Ridge, Brisbane Acres, Crocker Park, Sierra Point and the Baylands. Sierra Point and the Baylands are not established neighborhoods of homes.
Downtown is Visitacion Avenue. Old County Road is the city's other shopping road, and the city's planning names both. San Francisco Avenue runs through the middle of town, and the Brisbane Community Garden sits along it. Your errands split between two streets, and neither one reaches the hillside streets or the water on foot.
The civic places are separate buildings, and the table shows where each one sits. The library and the community center share Visitacion Avenue but are two different buildings. The pool is on Solano Street, the ball fields are on Mission Blue Drive, and the marina is across US 101 at Sierra Point.
Table 2. Civic and recreation places in Brisbane and the street each one sits on, as of 20 October 2026.
| Place | What it is | Street |
|---|---|---|
| Brisbane Library | The town library | Visitacion Avenue |
| Brisbane Community Center | A building you book for meetings, with tables, chairs and internet | Visitacion Avenue |
| Brisbane Community Pool | An outdoor pool for laps, lessons and open swim | Solano Street |
| Silverspot Tot Lot | A play area for young children | Solano Street |
| Mission Blue Center and Sports Complex | Baseball and softball fields, sand volleyball, tennis and pickleball | Mission Blue Drive |
| Brisbane Marina, Sierra Point Yacht Club and the San Francisco Bay Trail | The shoreline destination | Sierra Point Parkway |
| Brisbane City Hall | Where the council meets | Park Place |
For daily errands, Midtown Market is the neighborhood market on Visitacion Avenue, and Brisbane Hardware and Supply covers the hardware. Madhouse Coffee handles the coffee. The city and the Chamber of Commerce wrote up Julie's Deli, Ichika, The Burrow, Lucky House, Little Green Cyclo, Christie's Donuts and Round N Round Pot in 2024 and 2025, so check that each one is still open before you go. The Brisbane Inn hosts city merchant meetings. Seven Mile House is a restaurant and music venue on Bayshore Boulevard, outside the downtown stretch.
The parks are spread out as well. Brisbane Community Park has a playground, a gazebo, picnic tables and the Thursday farmers market, and the city's summer guide lists Summer Concerts in the Park and the Festival of Lights. Firth Park and Canyon has picnic tables and a lawn on Glen Park Way. The Quarry Road Park and Trail and the Crocker Park Recreational Trail give you walking routes, and the Crocker Park trail loops around the business park. San Bruno Mountain State and County Park borders the city, and the county and state run it, not the city. Brisbane also keeps a dog park and a skatepark.
The Northeast Ridge is the part of town where one address can mean three different things. Landmark is the section of houses, Viewpoint is townhome-style condominiums, and Altamar is stacked flats. Ask which of the three a ridge address sits in before you tour it.
What is the weather like in Brisbane?
Brisbane is cool for most of the year, and the nearest long record comes from the San Francisco airport weather station, 4.94 miles from central Brisbane in a straight line. A normal is a 30-year average, and these are the 1991–2020 normals for that airport. They are not measurements at a Brisbane address, so the hillside, downtown and shoreline can each differ.
Table 3. Weather normals, 1991–2020, San Francisco airport station, as of 20 October 2026.
| Measure | Normal | What it means |
|---|---|---|
| Days a year with a daily high of 90°F or higher | 4.2 days | Hot days are rare |
| Rain in a year | 19.64 inches | Most of it falls in the wet winter |
| January average daily high | 58.0°F | The lowest average daily high of any month |
| September average daily high | 74.8°F | The warmest month at the airport |
The wind and fog are the part the airport cannot show. City planning papers for Sierra Point describe afternoon wind and coastal fog on the shore, and the National Weather Service describes wind funneling through the gap in San Bruno Mountain. No measured gap between downtown, the ridge and the marina has been published, so judge it yourself: walk each place on an afternoon and bring a jacket. Look at the drainage on any house you tour before the winter rains.
How do you get around Brisbane, and where does the train begin?
Brisbane has no BART station, and the rail you can reach starts outside the city. This page gives no trip times, because door-to-door times from Brisbane were not measured. A posted bus time leaves out the walk to the stop and the wait there, so ride your own route at your own hour before you decide.
Table 4. Transit that serves Brisbane, as of 20 October 2026.
| Service | Where it goes | What to know |
|---|---|---|
| SamTrans route 292 | North on Bayshore Boulevard to San Francisco, and south through South San Francisco to the airport and Hillsdale | It runs all day and posts clock times, not a fixed gap, so read the real timetable |
| Commute.org Brisbane-Crocker Park Shuttle | The Crocker Park business parks, then Balboa Park BART and Bayshore Caltrain | It runs on weekdays in commute hours only, and the walk and the wait are extra |
| SamTrans route 397 OWL | San Francisco to Palo Alto overnight | It covers the late hours, not a daytime ride |
| SamTrans routes 24 and 49 | Shasta High School and Terra Nova High School | Built for school days, and open to anyone |
Balboa Park BART is in San Francisco. Bayshore Caltrain sits on the line between Brisbane and San Francisco, with bike racks and BikeLink lockers, and you reach it from downtown by a separate leg. By car, the city's access map shows the US 101 ramps at Sierra Point and Lagoon Road, Tunnel Avenue and Old County Road. The Crocker Park trail and the Sierra Point Bay Trail are walking and biking routes, and no one has shown that they join into a protected ride to downtown San Francisco.
For a hospital you leave town. Kaiser South San Francisco Medical Center and Zuckerberg San Francisco General Hospital are the two to know. Salesforce Tower, UCSF Mission Bay and Genentech are the employer sites to test against your own hours.
Which schools serve Brisbane, and how are they assigned?
Brisbane School District has no attendance boundaries inside the district. A school seat depends on space, and the district handles completed applications in the order it receives them. Students already in the district's youngest class, siblings who apply on time and requests to move within the district get a stated priority, but space still decides. Living next to a school does not guarantee a place in it.
The schools are a matter of geography. Brisbane Elementary School is on San Bruno Avenue inside the city. Panorama Elementary School is in Daly City, so the district name does not mean every campus is inside Brisbane. Lipman Middle School is on Solano Street, and district elementary students who move up to Lipman do not enroll again. For high school, the Jefferson Union High School District runs open enrollment, so ask its registrar about the deadline for your year.
The city line and the district line do not match everywhere. The city says the Baylands falls under Bayshore Elementary School District for elementary school and Jefferson Union High School District for high school. Do not apply Brisbane School District's placement rules to every parcel inside the city.
Where can I check schools and crime information for Brisbane?
Big Data Realty does not rate schools. Ratings and reviews are on GreatSchools. The Jefferson Union High School District's student services page points to the county's district lookup, and the San Mateo County Office of Education lists the school districts in the county. The state publishes official school reports on the California School Dashboard. Check them for the most recent information, because boundaries and reports change every school year, and call the district to confirm placement.
For crime information, check the most recent reports directly with the Brisbane Police Department.
Which priorities point toward Brisbane, and which point elsewhere?
If a pool, ball fields and trails outrank a train, Brisbane belongs on your list. If your priority is a short rail trip each day, compare Daly City, South San Francisco and San Bruno, which are also in San Mateo County. If you want to run errands on foot, plan around the two shopping roads, and treat the water at Sierra Point as a drive. If you want a house on the ridge, learn which of the three ridge sections it sits in first.
Rank those priorities before you tour a single home. The Housing Guide shows what is built here, and the Market Guide shows what is selling.
