Redwood City Neighborhood Guide Real Estate: Weather, Transit, Parks

Redwood City is a San Mateo County city with a downtown of theatres, restaurants and a Caltrain station, and a separate shoreline area called Redwood Shores. This page shows what the city is like day to day, how the weather, trains and buses work, and how school assignment works. It does not rate schools or neighborhoods.

💡 Key Insights & Takeaways

  • The Redwood City weather station records 18.1 days a year with a high of at least 90°F and 19.02 inches of rain a year, in NOAA's 1991 to 2020 normals.
  • Caltrain Local, Limited and Express trains all stop at the downtown station, and the nearest BART station is in Millbrae, outside the city.
  • Downtown, the inland parks and Redwood Shores are separate sets of places, with Courthouse Square and Theatre Way downtown, Red Morton and Stulsaft Parks inland, and the Bay Trail around the Shores.
  • The Redwood City School District assigns schools by home address plus School of Choice, Redwood Shores follows a separate district-wide process, and high school uses its own lookup.
  • The scheduled Local train takes 7 minutes to Palo Alto and 35 minutes to San Jose Diridon, before any walking or waiting.
Downtown Redwood City has a Walk Score of 98 out of 100 as of 20 October 2026, a rating of how many errands you can do on foot, while the whole city scores 62. The downtown figure does not describe every home. The Caltrain Express reaches San Francisco in 33 scheduled minutes, before any walking or waiting.

What is Redwood City actually like?

Redwood City is a city in San Mateo County, and it includes Redwood Shores, a shoreline area on the bay side. This guide covers the incorporated city only. The Redwood City housing and market guides cover detached single-family homes, the houses that stand on their own lots.
The city has three sets of places that sit apart from each other: downtown, the inland parks and Redwood Shores.
Downtown. Broadway and Main Street are the downtown commercial streets, and Theatre Way is a pedestrian street at the cinema and dining cluster. Courthouse Square is a city-owned event plaza, the Fox Theatre is a performance venue, and the San Mateo County History Museum sits in the historic courthouse. The Redwood City Downtown Library stands on Middlefield Road, the Caltrain station is downtown, and Stanford Redwood City, an employer campus, is on Broadway. For coffee or a meal, Philz Coffee is on Broadway and Milagros is on Middlefield Road. Whole Foods Market stands on Jefferson Avenue, and Safeway stands on El Camino Real, a commercial and bus corridor that is separate from the downtown pedestrian streets. Confirm the hours of any shop or restaurant before you go. Kaiser Permanente Redwood City Medical Center is on Veterans Boulevard, and Sequoia Hospital is on Alameda de las Pulgas.
Inland parks and recreation. Red Morton Community Park has ballfields, recreation areas and the Magical Bridge Playground, and the Red Morton Community Center at the park has a gym and organized programs. Stulsaft Park has trails, picnic areas and a playground. Stafford Park is a summer Music in the Park venue. The Schaberg Branch Library stands on Euclid Avenue, and Sequoia High School is a campus landmark on Brewster Avenue. Hours and closures change, so check the city's page for each place before you go.
Redwood Shores. Redwood Shores has its own set of places. The Redwood Shores Branch Library stands on Marine Parkway, Sandpiper Park adjoins the Sandpiper Community Center and school, and Marlin Park has courts and fields. The San Francisco Bay Trail runs in shoreline stretches around the Shores, so check for closures before you go.
Open space outside the city park system. Bair Island Trail is access to a federal refuge, and it is separate from the downtown streets. Edgewood Park and Natural Preserve is county-managed open space, and it lies outside the municipal park system. The Port of Redwood City is a separate waterfront destination.
Getting around by bike. The Vera Avenue Bicycle Boulevard is an existing quick-build route from El Camino Real to Alameda de las Pulgas. A permanent Vera Avenue bike project is separate and has no verified finish date. A housing project on Vera Avenue was observed under construction on 28 August 2026, so treat it as work in progress, not finished housing.
A Walk Score rates how many errands you can do on foot, and a Bike Score rates the same for cycling. Each score belongs to one location, so the downtown crossing and the whole city describe different areas. Walk Score shows no Transit Score for the crossing or for the city, and a missing score is not a zero.

What is the weather like in Redwood City?

The weather figures come from NOAA's climate normals for 1991 to 2020 at the Redwood City station. The station sits 0.96 mile in a straight line from the Broadway and Main Street crossing, and it is the nearest one in the NOAA list that was checked. A normal is a historical average, not today's weather, and it may not match every part of the city.
Weather at the Redwood City station, NOAA 1991 to 2020 normals, as of 20 October 2026.
MeasureValue
July daily high81.0°F
July daily low56.6°F
July daily high at the San Francisco International Airport (SFO) station72.6°F
Days a year with a high of at least 90°F18.1 days
Rain a year19.02 inches
July afternoons run warmer at the Redwood City station than at the SFO station, where the July normal high is 72.6°F. The count of hot days uses a high of at least 90°F, so days that reach exactly 90°F are included, and the count above 90°F was not retrieved. A July low of 56.6°F makes an evening layer a sensible idea, though a normal does not predict any one day. Rain falls mostly in the cooler months. No measurement of fog or wind, or of the Shores against the rest of the city, was found, so this page does not describe those differences.

How long does it take to get anywhere from Redwood City?

The Redwood City station is a Caltrain station downtown, and Caltrain Local, Limited and Express trains all stop there on weekdays, with different stopping patterns. The times below are scheduled station-to-station minutes for single example trains on a weekday morning. They leave out walking, waiting, transfers and the walk at the far end, and they are examples, not an average of many trips.
Scheduled Caltrain station-to-station minutes from Redwood City, example weekday morning trains, as of 20 October 2026.
DestinationTrainDeparts and arrivesScheduled minutes

San FranciscoLocal, train 1077:03 to 7:46 AM43 minutes

San Jose DiridonLocal, train 1108:07 to 8:42 AM35 minutes
MillbraeExpress, train 5077:49 to 8:04 AM15 minutes
The Express trip to Millbrae reaches the BART interchange, but the BART station is in Millbrae, outside Redwood City, so the city has no BART station of its own. A trip to SFO means a Caltrain and BART transfer at Millbrae, and no total time for it was measured.
SamTrans runs the ECR route along El Camino Real, and routes 270, 276, 278, 295, 296 and EPX add local and express links to places such as Menlo Park, San Carlos, Belmont, Cañada College and the SFO AirTrain. Some routes do not run every day, and EPX runs on weekdays only, so check SamTrans for current days and times. No door-to-door time by train, bus, bike or car was measured from one starting point in the city to any workplace, so this page gives none.

Which schools serve Redwood City, and how are they assigned?

Several districts share the job, and each one assigns in its own way. The Redwood City School District assigns elementary and middle schools by home address through a neighborhood locator, and it runs School of Choice as a separate process. A list of schools does not assign every address. In Redwood Shores, the Belmont-Redwood Shores School District assigns on a district-wide basis that looks at walking distance and capacity, so living near a campus does not guarantee a place there. The Sequoia Union High School District has its own address lookup and a separate transfer process for high school.
The schools below are named as places, not as assignments. Hoover, Taft, Roosevelt, Henry Ford and Roy Cloud are among the elementary schools, and Kennedy Middle School and McKinley Institute of Technology are middle schools, and all of them stand inside the city. Redwood Shores Elementary School and Sandpiper School also stand inside the city, in the Shores. Sequoia High School stands inside the city as well. Clifford School has a Redwood City mailing address, but its mapped address point falls outside the city boundary as of January 2026, and that test uses a single address point, not the whole campus. Ralston Middle School and Nesbit School are in Belmont, and Carlmont High School and Woodside High School also stand outside the city. A school's location is not its zone line, so a campus near a house does not mean the house is assigned to it.
No address-by-address test was available as of 20 October 2026, so this page cannot say whether a zone line splits any street. The Belmont-Redwood Shores School District's public distance calculator was unavailable. A neighboring house can be assigned differently, so check each address you are considering.

Where can I check schools and crime information for Redwood City?

Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. The Redwood City School District's school locator confirms which school an address is assigned to, the Belmont-Redwood Shores School District explains its school assignment process for Redwood Shores, the Sequoia Union High School District's school site locator covers high school, and the state publishes official school reports on the California School Dashboard. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the Redwood City Police Department's official information page.

Who does Redwood City suit?

The answer depends on what you put first, so here are the trade-offs.
- If you want a train station in the city, Redwood City has one downtown, and Local, Limited and Express trains stop there.
- If you want a BART station in the city, there is none, and the nearest interchange is in Millbrae.
- If you want to run errands on foot, check the Walk Score of the specific address, because the downtown crossing and the whole city score differently.
- If you want shoreline trails and a separate group of parks, look at Redwood Shores and the Bay Trail.
- If you want inland trails, ballfields and a playground, look at Red Morton Community Park and Stulsaft Park.
- If you want to know which school an address is assigned to, use the district lookups named above, because each district assigns in its own way.
- If you want a detached house on its own lot, the housing and market guides for Redwood City cover those homes.
San Carlos, Belmont and San Mateo are nearby cities on the same Caltrain line. The table sets their city-wide scores and one shared train trip beside Redwood City's, and it does not rank any of them.
Walk Score, Transit Score and Bike Score for each city, and scheduled minutes on Local train 107 to San Francisco, as of 20 October 2026. The scores were retrieved in October 2026, and each describes a whole city. Each train time is a scheduled station-to-station time from that city's own station, before walking and waiting.

Common questions

No, a Walk Score belongs to one location, and this page carries one for the downtown crossing and a separate one for the whole city, as of 20 October 2026.
