Episode 1 · Neighborhood Overview & Local Vibe
Keystone Point, North Miami Real Estate: What It Is Like to Live Here
Keystone Point is a North Miami neighborhood of canals and finger islands behind Biscayne Boulevard, with the water on one side and a shopping corridor on the other. This page shows what the place is like, how the weather and the flood maps shape ownership, how buses reach the corridor, and how school assignment works.
💡 Key Insights & Takeaways
- Keystone Point is in North Miami, with Keystone Park's courts and field and a fishing pier at North Bayshore William Lehman Park close to the island streets.
- The nearest temperature station counts 78.2 days a year reaching 90°F or higher and records 68.33 inches of rain a year, on 1991 to 2020 normals.
- FEMA places the central benchmark in flood zone AE with a base flood elevation of 9 ft NGVD29, so every home needs its own flood check.
- Buses run on Biscayne Boulevard, NE 123rd Street and NE 135th Street, and Route 3's scheduled run to the CBD Terminal takes 60.7 minutes onboard.
- School assignment follows address-based zones plus separate choice applications, so the district's School Finder is how you confirm an address.
Keystone Point scores 54 on Walk Score at its central intersection, while the Biscayne Boulevard edge scores 94, as of 15 October 2026. North Miami as a whole scores 61. The stores sit on the boulevard, and the island streets sit a walk away from them.

What is Keystone Point actually like?
Keystone Point is a group of mapped canal and island streets in North Miami, not in North Miami Beach. North Bayshore Drive links the island streets, Keystone Boulevard is the mapped residential spine, and Little Arch Creek and Biscayne Bay shape the edges. Biscayne Boulevard runs along the western edge as the retail and bus corridor, and NE 123rd Street is the southern approach and the dining corridor.
Not every lot sits on the water. The subdivision map shows interior streets as well as waterfront ones, so check each home's water access and the depth and bridge clearance of its boat route before you count on a dock.
For daily life, the parks do most of the work. Keystone Park has municipal courts and a multi-use field, and inside it you will find Bobby Hamer Field and the Joseph Weil Tot-Lot, a named play area. The Keystone Community Center, on Ixora Court, is a municipal multi-purpose room and court facility. North Bayshore William Lehman Park has a fishing pier and a dog park. Past the islands, Arch Creek East Environmental Preserve has a walking and bike path, Enchanted Forest Elaine Gordon Park has a nature center and walking paths, Arch Creek Park is a county park with a nature center, and Oleta River State Park is the place for paddling and biking.
Errands run along the boulevard. Publix at 127th Street Shopping Center has a pharmacy, Whole Foods Market North Miami has a coffee bar and a Sushi Maki counter, and The Home Depot on Biscayne Boulevard covers hardware and garden supplies. On NE 123rd Street you will find Zaika and Bagel Bar East, and Little Havana Restaurant sits on Biscayne Boulevard.
Culture and civic life sit just outside the islands. The Museum of Contemporary Art North Miami is on NE 125th Street, and MOCA Plaza hosts Jazz at MOCA outdoors. The North Miami Public Library is on NE 132nd Street, and Penny Sugarman Tennis Center is on Sans Souci Boulevard. Keystone Point Marina is on NE 135th Street. The Keystone Point Neighborhood Association meets at the Scott Galvin Community Center. FIU Biscayne Bay Campus and UHealth SoLe Mia, an outpatient medical center rather than an inpatient hospital, are the two big destinations nearby.

What is the weather like in Keystone Point?
It is hot and wet for most of the year. The nearest temperature station, in North Miami Beach, sits 5.54 miles away and shows an annual mean of 76.0°F, with 78.2 days a year reaching 90°F or higher and 68.33 inches of rain a year, on 1991 to 2020 normals. The count includes days at exactly 90°F, so it is not a count of days strictly above 90°F. A closer station, Biscayne Park 0.3 E, is 1.67 miles away but records rain only, so neither one measures Keystone Point itself.
Sitting on the water does not prove a cooler or windier day. No study compares Keystone Point with the rest of North Miami, so this page makes no claim either way.
Flood is the Florida question that matters most here. FEMA's flood zone AE is a special flood hazard area, and the base flood elevation is the height FEMA expects floodwater to reach in a base flood. The county also sorts the area into storm-surge planning zones, which answer a different question and are not an evacuation order.
Table 3. Flood and surge readings at the central benchmark, as of 15 October 2026. Each is a point reading, not a community-wide share.
| Reading | Result |
|---|---|
| FEMA flood zone | AE at benchmark |
| Base flood elevation | 9 ft NGVD29 at benchmark |
| Storm-surge planning zone | Zone C at benchmark |
NGVD29 is an older system for measuring height above sea level, so do not compare the 9 ft figure with a newer certificate without a datum conversion. These readings are not a property certification. Check the property's own flood zone, base flood elevation and elevation certificate through North Miami's Forerunner tool. Roof, wind and drainage papers also need a property-by-property look.
How long does it take to get anywhere from Keystone Point?
No door-to-door commute time has been measured for the island streets, so this page gives none. What it can give is the bus map and one scheduled run.
No rail or streetcar stop sits inside Keystone Point. Metrobus Route 3 and Biscayne MAX 203 run on Biscayne Boulevard, Metrobus 125 runs on NE 123rd Street, and Metrobus 135 runs on NE 135th Street. The city's NoMi Express trolleys, Blue and Red, also serve the corridor, and Red links it with Sans Souci and FIU. The stops sit outside the residential core or on its edge, so add a walk at each end.
Route 3's scheduled run to the CBD Terminal takes 60.7 minutes onboard. That figure comes from the schedule in service on 30 September 2026. It leaves out the walk to the stop, the wait, transfers and real traffic, so your trip will take longer.
Tri-Rail's Golden Glades station and Brightline's Aventura station are outside the neighborhood and need a separate trip to reach. Arch Creek East has a bike trail, but no one has verified a continuous bike route for commuting through the islands.
Table 4. Walk Score readings, as of 15 October 2026. The two rows use different map areas.
| Map area | Walk | Transit | Bike |
|---|---|---|---|
| Keystone Point, central intersection | 54 | 39 | 49 |
| North Miami, citywide | 61 | 43 | 53 |
The Biscayne Boulevard edge scores 94 for walking, but that reading belongs to the boulevard and not to the island streets. Walk Score updates its readings over time, so these are live observations from 14 October 2026.
Which schools serve Keystone Point, and how are they assigned?
Miami-Dade County Public Schools assigns by address, using attendance zones, and takes choice and magnet applications separately. Boundaries are checked by address, so confirm yours before you rely on any school name.
The district's map screening points to David Lawrence Jr. K-8 Center for elementary school and, in a separate overlay, North Miami Middle for middle school. Alonzo and Tracy Mourning Senior High is the high school on that screen. All three sit outside the residential core. A map overlay is not an admissions decision, and a K-8 center continuing into middle school needs a district address lookup.
Where can I check schools and crime information for Keystone Point?
Big Data Realty does not rate schools. Ratings and reviews are on GreatSchools. The Miami-Dade County Public Schools School Finder confirms which school an address is assigned to, and the state publishes official school reports on the Florida school accountability reports page. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the North Miami Police Department's annual report page.
Who does Keystone Point suit?
Keystone Point suits certain priorities, and it works against others.
If you want a detached home near the water, it gives you canals, a bay edge and a marina close by, and it asks you to check flood, boat access and roof details for each home. If you would rather run errands on foot, the island loops are separated from the corridor stores, so test the walk from the actual home. If you want courts, a field and a fishing pier close by, the municipal parks cover that.
Ownership costs come in layers. The neighborhood association is voluntary, and a separate district assessment is a different cost that needs a look at each parcel. Florida's Save Our Homes cap limits how much the assessed value of a homesteaded home can rise in a year, and for 2026 that cap is 2.7%. It caps assessed value, not your tax bill.
