Outer Richmond, San Francisco Real Estate: Buses, Parks and Weather
Outer Richmond is the part of San Francisco's Richmond District that runs from Park Presidio Boulevard to the Pacific, with Outer Balboa Street as its shopping street and Golden Gate Park along its southern edge. The sections below cover the streets and parks, the weather, the bus lines and the way the school district hands out seats.
💡 Key Insights & Takeaways
- Outer Balboa Street is the shopping street, with the Balboa Theatre, Simple Pleasures Cafe, Devil’s Teeth Baking Company and Purple Kow, and the Anza Branch Library and Andronico’s Community Markets are on 37th Avenue and 32nd Avenue.
- Cabrillo Playground and the Richmond Recreation Center are the public play and gym spaces inside the area, while Golden Gate Park, Lincoln Park, Lands End, Sutro Heights Park and Ocean Beach sit on its edges or just outside.
- At NOAA's Oceanside station, 3.3 miles from a point on Balboa Street, the normal July daily high is 61.8°F, and that figure is a 1991–2020 station normal, not a reading from these streets.
- A scheduled 5R Fulton Rapid ride from Cabrillo Street at La Playa Street to the Transit Center takes 54 minutes on the bus alone, which leaves out the walk to the stop, the wait and any transfer.
- San Francisco Unified keeps citywide choice for 2026–27 with attendance-area tiebreakers, so a home near Lafayette, Alamo or Argonne Elementary School comes with no promised seat.
If you are deciding between Outer Richmond and a place with a train, one figure frames it: as of 27 October 2026, the 38R Geary Rapid ride from 33rd Avenue to the Transit Center takes 38 minutes on the bus alone, before any walk or wait. No train station sits inside the neighborhood, so rail trips need a connecting leg.

What is Outer Richmond actually like?
The area covered here lies west of Park Presidio Boulevard and runs to the ocean, with Fulton Street as its southern limit. On the north, California Street marks the edge, and farther west the line runs along the Geary and Point Lobos corridor. The area leaves out Sea Cliff, Lincoln Park and Lands End.
Outer Balboa Street, between 32nd Avenue and 39th Avenue, is the shopping street. Geary Boulevard is a bus and shopping corridor, and Clement Street west of Park Presidio Boulevard has shops and a second movie theater. The Balboa Theatre shows films on Balboa Street. Simple Pleasures Cafe roasts coffee and lists recurring performances, so check its calendar before you go. Devil’s Teeth Baking Company is a bakery on the same block as the theater, and Purple Kow sells drinks. La Promenade Cafe serves coffee, tea, sandwiches and pastries, and you should confirm its current address with the cafe before you visit. The Laundromat SF is another venue on the street, and its own page shows where it is. The Balboa Village Merchants Association keeps a business directory for the corridor, though some entries in it are old.
For everyday errands, Andronico’s Community Markets is a full-service grocery store on 32nd Avenue, and the Anza Branch Library is on 37th Avenue. This guide did not time a walk to either one. It could not confirm a current pharmacy, hardware store or dry cleaner by name, so it names none, and you should look up each store yourself.
Walk Score rates how easily you can run errands on foot, Transit Score rates how close the transit stops are, and Bike Score rates how easy it is to ride, each on a scale of 0 to 100. Transit Score counts stops, not how often a bus comes. The table shows the three scores for a point on Balboa Street, for Outer Richmond as the provider draws it, and for San Francisco as a whole. They measure three different areas, so compare them with care.
Table 2. Walk Score, Transit Score and Bike Score, read on 16 October 2026. The provider does not date its scoring model, so treat these as scores seen on that day.
| Score | A point on Balboa Street | Outer Richmond as the provider draws it | San Francisco |
|---|---|---|---|
| Walk Score | 91 | 89 | 89 |
| Transit Score | 67 | 68 | 77 |
| Bike Score | 69 | 72 | 72 |
Two public spaces sit inside the area. Cabrillo Playground has tennis and basketball courts, a clubhouse and a community room. The Richmond Recreation Center has a gym, basketball, volleyball, ping pong and community rooms. The Richmond District YMCA runs exercise and wellness programs, and its membership and classes are separate from the public center.
The larger green spaces are on the edges, and none of them is part of the area this guide covers. Golden Gate Park runs along the southern edge. Rochambeau Playground, with tennis, basketball and a picnic area, sits just north of the California Street edge. Lincoln Park has a public golf course and the Legion of Honor museum, and Lands End has coastal trails, both on the north and northwest side. Sutro Heights Park, a historic garden and overlook run by the National Park Service, sits on the western edge above Ocean Beach. Beach Chalet, a restaurant and brewery, is at the corner where the park meets the beach, outside the residential area.
For local history, the Western Neighborhoods Project keeps public archives and holds walks, talks and film programs on Balboa Street, and its events are dated examples, not a fixed schedule. The Richmond Neighborhood Center is a nonprofit with community and food programs. On a weekend you can watch a film at the Balboa Theatre or the 4 Star Theater, play on the Cabrillo courts, borrow a book at the Anza Branch Library, walk the park trails or eat on Balboa Street.

What is the weather like in Outer Richmond?
The weather figures come from NOAA's Oceanside station, which is 3.3 miles in a straight line from a point on Balboa Street and is not inside Outer Richmond. They are 1991–2020 normals, which are NOAA's averages over those 30 years, for that station. They are not readings taken on these streets, and no neighborhood sensor was found.
At Oceanside, the normal July daily high is 61.8°F and the normal July daily low is 54.3°F. The downtown San Francisco station, which is a separate comparison, has a normal July high of 66.3°F, so Oceanside's is 4.5°F lower. That compares two stations in the same period, not two neighborhoods. A normal year at Oceanside brings 20.64 inches of rain, and most of it falls in winter.
Days with a high of at least 90°F average 0.7 a year at Oceanside. NOAA counts days that reach 90°F exactly, and that normal rests on 22 years of temperature data, not a full 30.
The National Weather Service describes low clouds and fog along the coast in summer, with cooler air right at the shore. This guide has no count of foggy days or hours of sun for Outer Richmond, so it does not say how much foggier it is than downtown. With a July high of 61.8°F, plan to carry a layer for outdoor plans in summer. This guide also has no measured count of repainting or moisture repairs on these streets, so it makes no claim about upkeep, and you should look at the exposure and condition of any house on its own.
Table 4. NOAA 1991–2020 normals for the Oceanside and downtown San Francisco stations, as of 27 October 2026. These are station normals, not neighborhood readings.
| Measure | Value | Station |
|---|---|---|
| Normal July daily high | 61.8°F | Oceanside |
| Normal July daily low | 54.3°F | Oceanside |
| Normal July daily high | 66.3°F | Downtown San Francisco |
| Difference in the July high | 4.5°F lower at Oceanside | Same period, two stations |
| Days a year with a high of at least 90°F | 0.7 days | Oceanside, 22 years of data |
| Rain in a normal year | 20.64 inches | Oceanside |
How long does it take to get anywhere from Outer Richmond?
Outer Richmond has no train station inside it. Muni buses are the main way out, and the BART and Caltrain stations you would use are outside the neighborhood. Three bus lines run east and west and are the main lines for trips downtown: the 38R Geary Rapid on Geary Boulevard, the 5R Fulton Rapid along Fulton Street on the southern edge, and the 1 California along California Street.
The published weekday timetable gives two bus-only times. The 38R leaves Geary Boulevard at 33rd Avenue at 8:05 a.m. and reaches the Transit Center in the Transbay area at 8:43 a.m., which is 38 minutes. The 5R leaves Cabrillo Street at La Playa Street at 8:00 a.m. and reaches the Transit Center at 8:54 a.m., which is 54 minutes. Those times cover the ride between two stops. They leave out the walk to the stop, the wait, any change of bus and the walk at the far end, so they are not trips from door to door.
Transit Score at the Balboa Street point is 67, below the 77 for San Francisco as a whole, as Table 2 shows. A sourced door-to-door time by bus, bicycle or car is not available for the Financial District, South of Market, UCSF Mission Bay, UCSF Parnassus, the San Francisco VA Medical Center or the airport, so none is given. UCSF Parnassus lies across Golden Gate Park, and the VA Medical Center is nearby on Clement Street. A trip to the airport means a Muni bus to a BART station outside the neighborhood, then the airport train.
Table 5. Bus lines that serve Outer Richmond and where they run, as of 27 October 2026. Stops are in the transit agency's order. Intervals are not shown.
| Line | Where it runs |
|---|---|
| 38R Geary Rapid | Along Geary Boulevard from Point Lobos Avenue and 48th Avenue, with stops that include 45th, 42nd, 39th, 36th, 33rd, 25th and 20th Avenues, Park Presidio Boulevard, 6th Avenue, Arguello Boulevard, Masonic Avenue, Divisadero Street, Fillmore Street and Laguna Street. It then runs along O'Farrell Street and Market Street to the Transit Center. |
| 5R Fulton Rapid | From Cabrillo Street and La Playa Street along Fulton Street, with stops that include 46th, 40th, 33rd, 25th and 18th Avenues, Park Presidio Boulevard, 6th Avenue, Arguello Boulevard and Masonic Avenue. It then runs along McAllister Street and Market Street to the Transit Center. |
| 1 California | From Geary Boulevard at 33rd Avenue to Clement Street and California Street, then along California Street through Park Presidio Boulevard and Divisadero Street, and on to Sacramento Street and Clay Street in the Financial District. |
| 38 Geary | The local bus on Geary Boulevard, including the branch that stops at the VA Medical Center. |
| 31 Balboa | The local bus on Balboa Street, with service downtown by way of Turk Street and Eddy Street. It is not a rapid line. |
| Route 18, the 46th Avenue line | A cross-town line through the western Richmond and Sunset, with links to Stonestown and the Legion of Honor. It does not run downtown. |
| 29 Sunset | From the Presidio along 25th Avenue, through the park and on to the southern part of the city. |
| Routes 28 and 28R, the 19th Avenue lines | From Park Presidio Boulevard to Daly City BART and the northern part of the city, on the eastern edge of the area. |
| 1X California Express | A weekday service in the commute direction, so check the actual departure before you rely on it. |
Geary Boulevard has active sewer and water construction, which began on 6 January 2025. Later phases depend on sequencing, funding and execution, so project timing may change, and stops, loading zones and access on a block can change with it. Check the transit agency's notices for temporary stop moves. The agency's on-time report is offline and a new one is being built, so this guide has no on-time record for any line.
Which schools serve Outer Richmond, and how are they assigned?
For 2026–27, San Francisco Unified keeps citywide choice, so where you live does not hand you a seat. Elementary priority includes a tiebreaker for your home's attendance area, which counts in the choice process but does not guarantee a campus. The zone policy the district planned has not started for this school year. Middle school priority includes a feeder tiebreaker tied to the elementary school a student attended. High school placement follows the district's application rules and tiebreakers, so a campus's location does not decide it.
Five campuses sit inside the area or on its northern edge: Lafayette Elementary School on Anza Street, Alamo Elementary School on 23rd Avenue, Argonne Elementary School on 18th Avenue, Presidio Middle School on 30th Avenue and George Washington High School on 32nd Avenue. Read them as landmarks, not as the school any address is assigned to. This guide has no answer on which attendance area a street falls in, and none on which elementary school feeds which middle school, so check the exact address with the district.
Where can I check schools and crime information for Outer Richmond?
Big Data Realty does not rate schools or neighborhoods. For ratings and reviews, go to GreatSchools. To see which school an address is assigned to, use the SFUSD School Finder, and for official school reports, see the California School Dashboard. Look at all three for the most recent information, since boundaries and reports change each school year.
For crime information, go straight to the most recent reports on the San Francisco Police Department's crime dashboard.
Who does Outer Richmond suit?
For errands on foot, Outer Balboa Street has a movie theater, a bakery, cafes and a drinks shop, and the library and a full-service grocery store are on nearby avenues. If you want open space close by, Golden Gate Park runs along the southern edge and the ocean lies along the western edge.
If you would rather ride a bus than a train, the Geary and Fulton lines run downtown. If a rail trip matters more, expect a connecting leg first, and test the trip at your own hour, since this guide has no door-to-door time. If you do not mind cool summer days with low clouds or fog along the coast, the weather section shows the July normals.
A private yard or balcony may matter to you, but no count of homes with one is available here, so judge each home on its own. To weigh nearby neighborhoods, set Outer Richmond beside Inner Richmond, Outer Sunset and Inner Sunset.
