Living in Surfside Real Estate: Places, Weather, Getting Around

Surfside is a small oceanfront town with its own downtown street, its own Town Hall and a run of public parks and pools. This guide shows what the place is like day to day, how the weather and the water shape owning here, how the buses run, and how schools are assigned by address.

💡 Key Insights & Takeaways

  • Town Hall and the Surfside Community Center sit together along 93rd Street, and the Community Center holds the Town's pools.
  • A typical year averages 76.1°F and brings 57.18 inches of rain in the 1991–2020 normals at the Miami Beach station, which stand in for the Town.
  • Flood zone, elevation and condominium building reports are checked one address and one building at a time, and the Town names Surfside as Storm Surge Planning Zone B.
  • Metrobus Route 100 and Route 125 serve the Town, but no rail station sits in Surfside, and no travel time from the Town was measured.
  • The county school district assigns schools by home address and school year, so only its address lookup can say which school serves a house.
If you are deciding whether Surfside fits your days, the weather figure to know is 29.6 days a year with a high of 90°F or more, as of 15 October 2026, in the 1991–2020 normals at the Miami Beach station. Harding Avenue puts a grocer, a pharmacy and cafés on the Town's own streets.

What is Surfside actually like?

Surfside is an incorporated town in Miami-Dade County. It has its own Town Commission and its own Town Hall, and it is a town of its own, not a neighborhood of a larger city.
The ground falls into four parts. Collins Avenue runs along the oceanfront. Harding Avenue is the downtown shopping street. Residential streets fill the western side, and Biscaya Island is the fourth part.
Harding Avenue is where most errands happen. Publix at Surfside is a full grocery store with a pharmacy inside it, and The Grove is a grocery and deli. The Town's dining directory also names Bagel Boss Surfside, a deli and bagel shop, and Bibi's Burgers. Cafe Vert Surfside and The Carrot are cafés, and Cine Citta Caffe has an Italian menu. Flanigan's Surfside is a restaurant, Gifted Crust Bakery is a bakery, and Roast Surfside serves rotisserie food. Starbucks Surfside and The Surf Club Restaurant are listed too. PotterMe is a pottery studio on the same avenue. The directory confirms names, not that each place is open today, so check before you go.
Town Hall and the Surfside Community Center sit together along 93rd Street. The Community Center has a recreation and lap pool, a plunge pool with a slide, an activity pool, a Jacuzzi and meeting rooms. Its pools open under resident ID, guest and registration rules, so confirm access with the Town before you plan around them.
The Town's parks and paths are listed in the table, as of 15 October 2026.
PlaceWhat it is
96th Street ParkA Town park with a field, a playground and a kayak launch
Veterans Park and Tennis CenterA Town park with tennis
Hawthorne Tot LotA Town playground
Paws Up Dog ParkA Town dog park
Flamingo GardenA Town garden
Beach Hard Path Fitness TrailA beachside route for outdoor exercise
Haulover Skate Park and Pump TrackA skate park outside Surfside, run by a separate operator
The pages that list these places are undated, and the Town's own pages give different hours for the tennis courts and the dog park, so confirm hours before you go. The skate park is not a Town park. The Town's Parks and Recreation Department does not run it. The beach route may have works under way, so check access before you rely on it.
A few things sit outside the Town. Bay Harbor Islands Branch Library is the public library listed for the area. Mount Sinai Medical Center in Miami Beach lists an emergency center that is open all day and night, and Ryder Trauma Center at Jackson Memorial is in Miami. No travel time to any of them was measured.
One building is going up. Ocean House Surfside reached its structural top-out on 28 August 2026, which means its frame reached full height. That milestone does not mean anyone can move in.
If you are comparing coastal Miami-Dade towns, the guides for Bal Harbour, Bay Harbor Islands, Sunny Isles Beach and Key Biscayne each describe their own town in the same order. No prices were matched across the five towns, so this page ranks none of them.

What is the weather like in Surfside?

Surfside is on the coast, and the weather figures below come from a coastal station outside the Town. A climate normal is a 30-year average, and the table uses the normals for 1991 to 2020 from the Miami Beach station. That station stands in for Surfside. How far it sits from the Town was not established, so these are not readings from one street.
The table shows the 1991–2020 climate normals at the Miami Beach station, which stand in for Surfside.
MeasureNormal
Average temperature across the year76.1°F
Rain across the year, 30-year average57.18 inches
Days a year with a high of 90°F or more29.6 days
The count of hot days includes days that reach exactly 90°F, so it is not a count of days above 90°F. No paired measurement shows how Surfside differs from places inland, so this page makes no claim that the Town runs cooler, breezier or damper. The one practical point the sources support is upkeep. Clear gutters and drains, and leave room in outdoor plans for the wetter months.

Which flood zone is a Surfside address in?

A flood zone belongs to an address, not to the whole Town. This page states no flood zone or base flood elevation for any address. Look up one address on the FEMA Flood Map Service Center and in Miami-Dade County's flood zone maps. Then ask the Town's Building Department about an elevation certificate. That certificate records how high a building's lowest floor sits against the base flood elevation, which is the height floodwater is expected to reach.
The Town identifies Surfside as Storm Surge Planning Zone B. A planning zone shows where surge water could reach. It is not a flood zone, and it is not an evacuation order, which the county issues storm by storm. Miami-Dade County also lies inside the Florida Building Code's High-Velocity Hurricane Zone, a code area with its own wind rules, and no single design wind speed applies to every property.

What should you ask for about a condominium building?

Surfside has condominium buildings, and each building's association holds the papers that matter. In 2021 the Champlain Towers South condominium building in Surfside collapsed. The National Institute of Standards and Technology describes its investigation on its Champlain Towers South page, and this page draws no conclusion from it.
Florida law now requires milestone inspections of older condominium buildings, which are structural checks on a set schedule. It also requires many associations to complete a structural integrity reserve study, called a SIRS, which reviews the structure and plans the reserve money for repairs. Miami-Dade County runs its own recertification program for older buildings as well, and the Town has described a grant that repays some of an association's permit and review fees for it. That grant does not pay for repairs and does not erase a special assessment, which is an extra charge the association bills to owners.
A rule does not show that a building has met it. Ask the association for the Town recertification notice, the milestone report, the SIRS, the budget and any assessments, and check the dates with the Town and your lender. This page checked no building's records.

How long does it take to get anywhere from Surfside?

This page cannot give a travel time, because no trip from the Town to downtown Miami, Brickell City Centre, Mount Sinai Miami Beach, Jackson Memorial, Aventura Mall, Miami International Airport or MiamiCentral was timed. Timetable segments leave out the walk to the stop, the wait and any transfer. No Walk Score, Transit Score or Bike Score was available for the Town either, so none is given.
What can be said is which services reach the Town. The table lists them as of 15 October 2026.
ServiceWhat it connects
Metrobus Route 100Downtown Miami and Aventura Mall, through Miami Beach, Surfside, Haulover and Sunny Isles Beach
Metrobus Route 125MDC North, through North Miami and Bay Harbor Islands, to Surfside
Town of Surfside ShuttleA fixed-route Town service named in the county's transit plan
Route 100 is the coastal bus line, and it is a bus, not a train. Route 125 is the link to the mainland. How often either one runs in the evening or on weekends, and how often it runs on time, was not available. The shuttle's current timetable, route and rider rules were not confirmed. A separate school shuttle exists, and the schools section covers it.
Surfside has no rail station. Tri-Rail and Brightline both stop at MiamiCentral in downtown Miami, which is on the mainland, so a rail trip starts with a bus or car ride out of the Town. Car trips use the A1A coastal corridor, and 96th Street joins the mainland through Bay Harbor Islands. How long either drive takes at rush hour was not measured.
For cycling, the Town describes a path along the oceanfront, and it announced Citi Bike stations in October 2024. How many stations run today was not established, and no list of protected bike lanes was available, so the page says no more about cycling. Parking is posted block by block. Some blocks near Harding Avenue have paid or time-limited spaces and some restrict parking, so read the signs where you plan to park.

Which schools serve Surfside, and how are they assigned?

Miami-Dade County Public Schools assigns a school by home address and school year. Choice and transfer options run separately from the address zones, and a neighboring house can be assigned differently. No readable 2026–2027 assignment result was available for the Town, so this page names no assignment.
One school is a landmark for the Town. Ruth K. Broad Bay Harbor K-8 Center stands in Bay Harbor Islands, outside Surfside, and it serves kindergarten through eighth grade. The Town posted a notice in August 2026 about a bus shuttle to that school, and the notice said the start was subject to a final contract. This page cannot confirm the shuttle runs, and last year's timetable does not carry over. A shuttle and a school's location do not show which school serves a given address.

Where can I check schools and crime information for Surfside?

Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. The district's Find Your Neighborhood School lookup and its School Finder confirm which school an address is assigned to, and the state publishes official school reports on the Florida Department of Education School Accountability Reports page. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the Surfside Police Department's official page.

Who does Surfside suit?

Surfside suits some priorities better than others, and the list says which.
- If you want an oceanfront and a downtown street in the same small town, Collins Avenue and Harding Avenue are both inside the Town.
- If you want Town pools, courts and a dog park, the table above lists them, and the Community Center's pools come with resident ID and guest rules.
- If a train is part of your plan, plan a trip to a mainland station, because Surfside has none.
- If a short, known commute matters more than anything else, time the trip first, because none was measured.
- If flood, wind and building upkeep costs matter to you, start with the address and building checks in the weather section, because they differ from one property to the next.

Common questions

Yes. As of 15 October 2026, Surfside is an incorporated town with its own Town Commission and a commission-manager form of government, and it keeps its own Town Hall on the 93rd Street approach. A Surfside mailing address does not by itself show that a property sits inside the Town limits, so confirm the location with the Town before you rely on it.
