Sunny Isles Beach, Florida: Beach, Buses and Weather

Sunny Isles Beach is a narrow island city between the Atlantic Ocean and the Intracoastal Waterway, built along Collins Avenue, with tall towers on the ocean side and lower streets inland. This guide covers daily life there: the beach parks and errands on the avenue, the weather and the flood checks, the trips to the mainland by bus and by car, and how public schools are assigned.

💡 Key Insights & Takeaways

  • Collins Avenue carries the daily life of the city, from Samson Oceanfront Park and Newport Fishing Pier on the beach side to Publix, Milam's Market and the Sunny Isles Beach Branch Library along the same road.
  • No Brightline or Tri-Rail station sits inside Sunny Isles Beach, so a train trip starts with a bus ride or a drive to a station on the mainland.
  • Normals from an inland station about 5.9 miles west give 78.2 days a year at or above 90°F and 68.33 inches of rain, over the 1991 to 2020 period.
  • The city's storm surge planning zone is B, and that letter is not a FEMA flood zone, so the flood zone of each lot still has to be checked on its own.
  • Miami-Dade County Public Schools assigns places by home address, so you check the exact address in the district's own finder before you rely on any school name.
If you are weighing a move to Sunny Isles Beach, weigh the commute before the beach: on trip-planner estimates as of 5 October 2026, a weekday morning bus from the middle of the island reached Aventura Mall in about 20 minutes and downtown Miami in about 92 minutes. The beach is across the avenue. Most mainland offices are not.

What is Sunny Isles Beach actually like?

Sunny Isles Beach is a strip of island with the Atlantic Ocean on its east side and the Intracoastal Waterway on its west, and one road, Collins Avenue, runs its full length. Most of what you do in a week happens on that avenue or a short walk off it. Sunny Isles Boulevard is the second spine. It is the inland link toward the mainland, and it is where the city's Gateway buildings stand.
The beach side is public and it is named. Samson Oceanfront Park is a beach access and oceanfront park on Collins Avenue. Newport Fishing Pier is a fishing pier at a beach access further south on the avenue, and Oceania Park, near the south end, is a strip of walkways and seats. Haulover Park, a county park, sits just south of the city line.
The parks inland do the weekday work. Town Center Park has outdoor fitness equipment and a wetland area. Pelican Community Park on North Bay Road has a gym, a ballfield, basketball courts and rooms for city classes. Senator Gwen Margolis Park, also on North Bay Road, has soccer fields and picnic areas, and the Bone Zone at its north end is an off-leash dog run. Heritage Park sits on Collins Avenue toward the north end, and Golden Shores Park serves the streets of Golden Shores, the planning area at the top of the city. Intracoastal Sports Park, a court-sports park, held its grand opening on 3 September 2026.
Gateway Park and the Gateway Center sit together on Sunny Isles Boulevard. The park has an outdoor stage for city events, and the center runs public recreation and fitness classes. The Sunny Isles Beach Welcome Center, on the same site, handles visitor information.
Errands run along the avenue rather than through side streets. Publix at Sunny Isles Beach and Milam's Market are the two grocers named here, and CVS Pharmacy sits toward the south end. The Sunny Isles Beach Branch Library, part of the Miami-Dade Public Library System, shares the Government Center with city hall services on Collins Avenue. For coffee or a meal, El Almacen Bakery does pastries, Einstein Bros. Bagels does bagels, Timo serves Italian and Mediterranean food, and Baires Grill serves Argentine food.
Some of what you will use sits off the island. Aventura Mall is the shopping center on the mainland in Aventura. Oleta River State Park is a state park on the mainland in North Miami Beach. HCA Florida Aventura Hospital, in Aventura, is the nearest hospital named here, and the Ryder Trauma Center at Jackson Memorial is in Miami, well south of the city.
Sunny Isles Beach as a whole scored 60 on Walk Score, 45 on Transit Score and 55 on Bike Score, as checked on 3 October 2026. Those are citywide averages, and one address can score higher or lower. Walk Score measures how many daily errands sit within walking distance of a point. The city marks the Off Collins Bike Route as a named cycling route, but no continuous protected network for commuting was confirmed, so ride the route before you count on it.
The city is also still finishing work on its own streets. Its capital report for the quarter ended 30 June 2026 described the last electrical connections for the Golden Shores power-line burial as in progress. That report carries status notes as late as 31 July, and whether the work was finished by 30 September 2026 was not confirmed, so ask the city about your street if it matters to you.

What is the weather like in Sunny Isles Beach, and does it flood?

It is hot, wet and coastal for most of the year, and the long-run figures come from a station off the island. The figures below are read at the North Miami Beach station, an inland station about 5.9 miles west and not on the island, so the beach side of the city may not match them. They describe the 1991 to 2020 normals and are not a forecast for 2026.
This table gives the long-run weather normals used on this page, with the station and period behind them.
MeasureValueStation and period
Rain in a year68.33 inchesNorth Miami Beach station, inland, about 5.9 miles west, 1991–2020 normals
Days a year at or above 90°F78.2 daysSame station and period
Read those lines as running costs. The hot days are air conditioning running hard, and the rain is a roof, windows and drains that have to keep the water out. NOAA counts days at or above 90°F, so the figure includes days that reach exactly 90°F, and a count of days strictly above 90°F is not available from it.
Flood comes in two different labels, and they are easy to mix up. The city sits in Storm Surge Planning Zone B, which covers the whole city. That letter is about planning for storm surge and when to leave, and it is not a FEMA flood zone. It does not tell you the flood zone of a lot, and it does not tell you the base flood elevation, which is the height the flood map expects water to reach on that lot. Pull the FEMA flood map and the city's flood records for the exact lot before you write an offer.
Many homes here are in condominium towers, and Florida sets three separate rules for those buildings. The state milestone inspection is a structural check on a building once it reaches a set age. The SIRS is the structural integrity reserve study. It sets out what major repairs will cost and how the association funds its reserves. The city runs its own building recertification program, set by the age and type of the building. These are three different checks, and none of them tells you where a given building stands. Ask the association for the inspection reports, the reserve study and the funding papers, and read them before you sign.

How long does it take to get anywhere from Sunny Isles Beach?

The bus handles the short trip north, and the car handles the long trip south. The times below are trip-planner estimates, not timed journeys, all from the same start on Collins Avenue in the middle of the city, by Samson Oceanfront Park. The trip was set for Wednesday 30 September 2026, leaving at 8:00 in the morning, and the planner was asked on 3 October 2026. Bus times include the wait for the first bus. Driving times are a range and leave out parking and the walk at the end. Cycling times leave out weather and stops.
This table gives planner estimates from the middle of Sunny Isles Beach to five destinations, for a 30 September 2026 weekday morning start.
DestinationBy transitBy bikeBy car

Downtown Fort Lauderdale, the Brightline station areaabout 114 minutesabout 100 minutes26–55 minutes
The wide driving ranges matter more than any single time. On these estimates the bus is slower than even the slowest drive to downtown Miami, Brickell or Fort Lauderdale. Estimates from another start on the island, or worked out from timetables rather than a planner, will land on different numbers, so time your own trip at the hour you would really leave.
This table gives the bus services that serve the city, with the hours the county and the city published, as checked on 3 October 2026.

Older maps show a route called 120 Beach MAX, and that route number is out of date. Metrobus 100 is the current coastal route.
No Brightline or Tri-Rail station sits inside Sunny Isles Beach. The Brightline station in Aventura is on the mainland, and the nearest Tri-Rail station named here is Golden Glades, further west. Both start with a bus ride or a drive, so add that first leg to any train plan.

Which schools serve Sunny Isles Beach, and how are they assigned?

The home address sets the school, not the name of the city. Miami-Dade County Public Schools assigns public-school places by attendance area, which is the area drawn around each school, and the area is set by the home address. Magnet and choice programs take separate applications.
Norman S. Edelcup/Sunny Isles Beach K-8 is the kindergarten-through-eighth-grade school inside the city. Alonzo and Tracy Mourning Senior High Biscayne Bay is the high school named for the city's attendance areas, and it sits in North Miami on the mainland. The district's June 2026 boundary papers for the 2026–27 school year support those two names. No lookup result for a single home was checked, so treat the names as where to start, not as a promise for one house.
Two homes close to each other can fall in different attendance areas. Enter the exact address in the district's finder before you tour a house, and check again for the school year you would enroll.

Where can I check schools and crime information for Sunny Isles Beach?

Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. Miami-Dade County Public Schools' Find Your School tool confirms which school an address is assigned to, and the state publishes official school reports as Florida school accountability reports. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the Sunny Isles Beach Police Department on its official website.

Who does Sunny Isles Beach suit?

- You want the beach on foot. The city's beach parks and the pier sit on the ocean side of Collins Avenue, so the walk depends on which side of the avenue you live on.
- You work near Aventura Mall. The bus there is a short ride on the planner estimates, so a second car may not be needed.
- You work downtown or in Brickell. Plan on the car and on a wide range of drive times, because the bus trip runs well over an hour on the planner estimates.
- You want to commute by train. Budget for the first leg, because both rail stations named here are on the mainland.
- You keep a dog. The Bone Zone at Senator Gwen Margolis Park is an off-leash dog run inside the city.
- You are buying into a tower. Ask for the milestone inspection, the reserve study and the city's recertification papers before you sign, because each building is in a different place on each one.
- You are moving for a named school. Check it yourself, because the district assigns by exact address and the lines can change by school year.

Common questions

Partly, and it depends on how close you live to Collins Avenue. As of 5 October 2026, the grocers, the pharmacy, the library and the beach parks named on this page are all on or beside the avenue, and a home a few streets inland has a longer walk to each of them. Trips off the island, to work or to a big store, mostly go by bus or by car.
