Sunny Isles Beach House Market: Prices, Days, Supply

Sunny Isles Beach is known for its condominium towers on the ocean, and the houses that sit behind them change hands rarely and slowly. This page covers those single-family houses only. It shows what they have sold for, how far under the asking price they closed, how long they took to reach a contract, and how many are for sale now against a year ago.

What do single-family homes in Sunny Isles Beach sell for?

The median house closed at $2,325,000 in the two years to 5 October 2026, across 24 closings. Half of those sales closed between $1,645,000 and $3,150,000. Every figure on this page covers single-family houses only. The condominium towers that hold most of the city's homes are not counted here.
The median price per square foot was $710, and half of the sales fell between $607 and $852. That figure uses the living area shown on the listing. The area on record with the county differs from it by more than a fifth on 12 of the 20 sales that carry both, so a price per square foot worked out on the county's area will not match this one.
Over the last 52 weeks, the median close fell to $2,200,000 from $2,525,000 in the 52 weeks before, a drop of 12.9%. The median price per square foot, on the listed living area, fell less, to $696 from $740, a drop of 6.0%. The houses that sold in the last 52 weeks were smaller, so part of the fall in the median close is a change in what sold and not only a change in price. Both figures rest on 13 and 11 closings, which is a small sample, and they describe the past year, not the next one.

Do Sunny Isles Beach houses sell above or below the asking price?

They sell below it. Not one of the 24 houses that closed in the two years to 5 October 2026 sold above its original asking price. Of the 24, 22 closed below it and 2 closed at it. The median sale closed at 90.1% of the original ask, and half of the sales closed between 86.4% and 93.7% of it.
Sellers cut before they sold. In all, 14 of the 24 sellers lowered the price at least once before going under contract, by between 1.8% and 27.3%. Of the 24 sales, 14 had also been listed and pulled at least once before the attempt that sold, so the price many buyers saw first was not the price that closed.
The latest three months, from 5 July to 5 October 2026, held 6 closings. All 6 closed below the original ask and 4 of them closed more than 10% under it, with discounts between 6.4% and 29.0%. Six sales are a small sample, so they show a direction and not a rule.
Three of those summer sales show the range. An older house on an inside lot, with no pool, had been listed several times before and went under contract in 49 days on its latest try, then closed at $2,050,000, 10.5% under its original ask. A newly built house with a pool waited 619 days for a contract and closed at $5,325,000, 29.0% under its original ask. A house with a pool, sold for cash, closed at $2,150,000 after 156 days, 6.5% under its original ask, the best result among the three.
This table shows those three summer sales, described without addresses, as of 5 October 2026. Each is a single sale and is anecdotal.

How long does it take to sell a house in Sunny Isles Beach?

The median house took 118 days to go under contract in the two years to 5 October 2026. Days on market here means list-to-pending, the days from the day a house is listed to the day it goes under contract, not to the day it closes. Half of the sales took between 61 and 197 days.
Long waits are the norm here. In all, 15 of the 24 sales, or 62.5%, took more than 90 days to reach a contract, and only 8.3% went under contract inside 14 days. The summer was slower still. The 6 closings from 5 July to 5 October 2026 took between 49 and 619 days, and 5 of the 6 took more than 150 days. Six sales are a small sample.
On 9 of the 24 sales the contract date is recorded on the closing day, so for those houses the days to contract equal the days to closing. Leaving them out does not lower the median.

How many houses sell in Sunny Isles Beach each year?

Few houses sell here, though more are selling than last year. The two years to 5 October 2026 hold 24 single-family closings, about 1.0 a month. The latest three months ran at 2.0 a month, a small sample of 6 closings. Calendar 2025 held 7 closings, and 2026 had reached 12 by 5 October.
Over two years, 6.3% of the city's single-family houses changed hands, or about 3.1% a year. Sellers listed 21 houses in 2026 through 5 October, against 23 in all of 2025.

How many houses are for sale in Sunny Isles Beach right now?

In the week of 4 October 2026, 16 single-family houses were for sale, against 21 in the same week a year earlier. Thirteen weeks before, the count was 14, so supply has turned up by 2 houses, and the count held at 16 over the last four weeks. On a stock this small, two houses is the whole move, so read it as a direction.
At the pace of the last 13 weeks, 6 closings, those 16 houses would take about 34.7 weeks to sell. That measure is weeks of supply, the number of weeks the current stock would last if nothing new came on and sales kept the same pace. Two houses were under contract that week.
New supply picked up, though these are small counts. Sellers listed 11 houses in the 13 weeks to 4 October 2026, against 6 in the 13 weeks before, and 11 of the 16 houses for sale came on in those 13 weeks. Of the 16, 9 are on a second or later try, 5 have cut their price below the original ask, and 2 have been for sale for more than a year.
The median asking price of the houses for sale was $3,695,000, with half of them asking between $2,875,000 and $5,196,250. That is well above where houses have been closing. Six of the 16 houses ask between $3 million and $5 million, a band that held 1 of the 13 closings in the last 52 weeks.

Common questions

This page does not cover condos. As of 5 October 2026 it covers single-family houses only. The condo towers that hold most of the city's homes are not in these figures. Condo prices, days to contract and supply follow their own pattern and need their own count. You can ask for the same market analysis for condos and for one condo building at a time, with the same measures you see here.
