Episode 1 · Neighborhood Overview & Local Vibe
Outer Parkside, San Francisco: Coast, Commute, Weather
Outer Parkside is the cool, gray corner of the west side, where Taraval Street carries the weekly errands and the ocean sets the western edge. This page walks you through what living here involves, from Sunset Dunes and the ride downtown on the L Taraval to the fog, the bus lines and how the district assigns school seats.
💡 Key Insights & Takeaways
- Most of a normal week happens on Taraval Street between 40th and 47th Avenue, where Andytown Coffee Roasters and The Riptide sit a few doors apart.
- The L Taraval runs from 42nd and 44th Avenue straight through to Montgomery and Embarcadero, but neither BART nor Caltrain has a station in or next to the neighborhood.
- The old Great Highway between Lincoln Way and Sloat Boulevard is now Sunset Dunes, a coastal park with no cars that runs along Ocean Beach.
- The downtown NOAA station shows an annual mean of 56.8°F, and the coast here usually runs cooler than that city station.
- You apply for a public school seat in San Francisco, and living in an elementary school's zone gives you priority for that school, not a seat in it.
If you are weighing the ocean against an easy walk to everything, one figure frames the choice. The Walk Score at Taraval Street and 43rd Avenue is 77 as of 20 September 2026, against 88.7 for San Francisco as a whole. In return you get Ocean Beach, Sunset Dunes and one direct train downtown.

The two weather rows come from a city station, not a sensor in this neighborhood.
What is Outer Parkside actually like?
Taraval Street is the spine, and most of a normal week happens on it between 40th and 47th Avenue. Andytown Coffee Roasters and The Riptide sit a few doors apart. One pours coffee in the morning and the other books live music at night. Lou's Cafe, Dumpling Specialist and Rolling Out Cafe cover lunch. Mr. Bread Bakery and Guerra Quality Meats round out the food shopping, and Lost and Found Cocktail Bar is the other bar on the strip.
Gus's Community Market is the grocery people name. Check its current hours before you rely on it, because we could not confirm them in an official directory. Kingdom of Dumpling is on the same street, farther east and outside the neighborhood line. The Parkside Branch Library also sits east on Taraval, and it runs storytimes and author events.
The western edge is the ocean. Ocean Beach runs along it. The old Great Highway between Lincoln Way and Sloat Boulevard is now Sunset Dunes, a coastal park with no cars. You can walk, bike or skate it, and the city runs art, fitness and dune-planting days there. A morning run reaches the water without crossing a highway.
The southern edge is a string of green. Sloat Boulevard runs past the San Francisco Zoo, which sits where the train line ends. Pine Lake Park and Sigmund Stern Grove sit side by side to the east of the zoo. Stern Grove has trails, courts, a dog area and a meadow where the Stern Grove Festival holds summer concerts with no admission charge.
South Sunset Playground, at 40th Avenue and Vicente Street, is the neighborhood's public yard. It has a turf field, two ball diamonds, basketball and tennis courts, a playground and a clubhouse. People of Parkside Sunset, the merchants' and residents' group, runs the Taraval Street Fair and the Taste of Taraval.
The one errand that leaves the neighborhood is the big-store run. No large store sits inside Outer Parkside, so Stonestown and the centers toward Daly City take a bus or the car.
Where the neighborhood starts depends on who drew the map. Current sources mostly draw it from about 30th Avenue to the Great Highway and from Quintara Street to Sloat Boulevard. Older civic maps draw Parkside and the Outer Sunset with different edges, so ask which line a listing means.
What is the weather like in Outer Parkside?
This is the cool, gray side of San Francisco. The marine layer comes off the ocean most summer mornings, and the western blocks run foggier and windier than the eastern ones. That block-by-block split comes from one local source, so treat it as a pattern to check rather than a measurement.
The nearest official record is the NOAA station downtown. It shows an annual mean of 56.8°F and 3.3 days a year at or above 90°F. That station is a city proxy, not a neighborhood sensor, and the coast here usually runs cooler than downtown. Most rain falls in winter, and summers are close to dry.
The weather shows up in the house before it shows up in you. Wind off the water carries salt and damp. Ask your inspector to look hard at the roof, the windows, the west-facing walls and how the rooms vent. Then look up the parcel on the city's Property Information Map and the state's seismic hazard map. An answer for the whole area tells you nothing about one lot.
How long does it take to get anywhere from Outer Parkside?
The L Taraval Muni Metro is the backbone. From Taraval Street and 43rd Avenue you walk to the stop at 42nd or 44th Avenue. Inbound, the train runs east along Taraval and Ulloa and then into the Market Street subway. It stops at Forest Hill, Castro, Civic Center, Powell and Montgomery before Embarcadero. Outbound, it turns down 46th Avenue and ends at the San Francisco Zoo.
Four bus lines fill in the north and south. The 18 runs up and down 46th Avenue, south to Stonestown and north toward the Outer Richmond and the Legion of Honor. The 29 Sunset runs along Sunset Boulevard, toward Golden Gate Park one way and San Francisco State and Balboa Park BART the other. The 58 Lake Merced serves the southern edge toward Lake Merced and Stonestown. The 48 Quintara runs along the northern edge and heads east to the Mission.
The Transit Score at 43rd Avenue is 57, against 77.1 for the whole city. In plain terms, you have one rail line and fewer route choices than most of San Francisco.
| Destination | How you get there from Taraval Street and 43rd Avenue | Door-to-door time |
|---|---|---|
| Financial District, Market and Montgomery | L Taraval, one train, to Montgomery | Check a live trip planner |
| SoMa, 2nd and Howard | L Taraval to Montgomery or Embarcadero, then a walk | Check a live trip planner |
| Mission Bay, 4th and 16th | L Taraval, then a transfer downtown | Check a live trip planner |
| UCSF Parnassus | L Taraval, then a transfer | Check a live trip planner |
| San Francisco International Airport | The 29 Sunset to BART, or the L Taraval and then BART | Check a live trip planner |
This table is as of 20 September 2026 and gives the mode only. We could not verify a door-to-door time on one common basis. Check the live trip time for your actual departure before you rely on any of these rides.
Neither BART nor Caltrain has a station in or next to Outer Parkside. Both start with a trip across the city, which is what makes the Peninsula the long commute from here. No freeway enters the neighborhood either. A drive south starts on 19th Avenue, which is State Route 1, and then picks up Interstate 280.
The Bike Score is 67, against 72.3 for the city, which means bikeable with some lanes. Sunset Dunes gives you a car-free coastal route between Lincoln Way and Sloat Boulevard. For the lane on a particular block, check the city's current bike map before you plan a route.
UCSF Parnassus is the nearest major hospital, and it runs an urgent care clinic on the same campus. It takes the L and a transfer.
Which schools serve Outer Parkside, and how are they assigned?
The San Francisco Unified School District does not assign a seat by address. You apply, and living in an elementary attendance area gives you priority for that school, not a seat in it. Middle and high schools have no attendance areas drawn on a map. Middle school placement follows the elementary school attended, and your home address can act as a tiebreaker if you ask for a different one.
Ulloa Elementary sits inside the neighborhood. A.P. Giannini Middle School is on Ortega Street, north of the neighborhood, and Abraham Lincoln High School is to the east. We name them as places on the map, and a named school is not the one any given address will be offered.
Attendance areas split streets. The next block over can sit in a different area from the house you are looking at. The district now also runs a feeder option for the grade before kindergarten in the Ulloa attendance area. Type the exact address into the SFUSD School Finder before you tour.
Where can I check schools and crime information for Outer Parkside?
Big Data Realty does not rate schools or neighborhoods. Ratings and reviews are on GreatSchools. The San Francisco Unified School District's school finder shows which attendance area an address falls in, and the state publishes official school reports on the California School Dashboard. Check them for the most recent information, because boundaries and reports change every school year.
For crime information, check the most recent reports directly with the San Francisco Police Department's crime data dashboard.
Who does Outer Parkside suit?
The trade here is the ocean and a direct train against a shorter walk to everything else. How you rank those decides it.
- If the ocean and a car-free path top your list, the western blocks put you closest to Sunset Dunes and Ocean Beach.
- If one train downtown with no change matters most, stay within a short walk of an L Taraval stop on Taraval Street.
- If fog wears on you, look at the eastern blocks, away from the water, and visit on a gray weekday morning.
- If you commute to the Peninsula every day, price in the trip across the city first, because BART and Caltrain both start there.
- If you want to walk to more errands, compare Parkside and the Outer Richmond, which sit closer to the city's walking figures.
- If a big-store run is part of your week, plan on Stonestown by bus or by car.
