How many homes sell in Coral Gables each year?

About six hundred, across houses, condominiums and townhouses. 1,240 homes closed in the two years to 23 September 2026: 743 houses, 465 condominiums and 32 townhouses. The last three months, 23 June to 23 September 2026, brought 142 closings, 82 houses, 56 condominiums and 4 townhouses. That is 47.3 closings a month lately, against 51.7 a month across the two years. The two-year window contains those three months rather than preceding them, so every recent comparison on this page is the last three months against the full two years.
Only a thin slice of the city trades. Counted by distinct parcel, 1,197 homes changed hands in the two years, 7.02% of the city's 17,052 residential parcels, or 3.51% a year. Houses turned over at 6.42%, 688 of 10,711, and condominiums at 8.90%, 473 of 5,317. In the 52 weeks to 23 September 2026 the rate was 3.64%, 620 parcels, against 3.51%, 599, in the 52 weeks before.
That turnover rate is a floor. The sales figures cover houses, condominiums and townhouses only, so the city's 692 multifamily buildings sit in the base with no matching sales, and this page states no market figure for them.

What do Coral Gables homes sell for?

Houses and condominiums are two different markets here, so every price on this page is shown by type. An all-types median would describe neither.
This table shows the median sale price and the median price per square foot by type, with the middle half of sales in brackets, as of 23 September 2026.

The table covers 630 closings in the trailing 52 weeks. The house rise is a price move, not a size effect. The median listed house got smaller over the same stretch, from 3,062 to 2,949 square feet, and still sold for more a square foot. Condominiums fell at a steady size, 1,072 to 1,096 square feet. The house share of sales also rose, from 58.4% to 61.3%, which is why the blended median sale barely moved while the blended rate rose. Both figures look backward, and neither is a forecast.
Townhouses barely trade here. 32 closed in the two years, at a median of $1,450,000. Only 4 closed in the last three months, so they are given as single sales rather than a median. They closed at $1,400,000 at 87.5% of the ask, $630,000 at 90.1%, $1,100,000 at 88.7% and $1,096,950 at 87.8%. None of them is pooled into the house figures.
Price per square foot here divides by the listed living area. For houses, the listed size runs more than 20% above the parcel record's on 474 of 679 matched sales, so these rates will not match the sizes on the Real Estate Stock tab.

Do Coral Gables homes sell above or below the asking price?

Almost always below. Over the two years, 87.9% of the 1,214 sales with an original ask closed below it, 7.5% closed at it and 4.6% closed above it. By type, 84.7% of houses and 92.3% of condominiums closed below. The last three months looked the same, with 87.1% below, 122 of 140.
The median gap is under a tenth of the ask. Among sales that closed below the ask, the median discount was 8.7%, with houses at 10.0% and condominiums at 6.7%. It was 8.3% in the last three months. Across all sales, the median closed at 92.6% of the original ask, with the middle half between 87.0% and 96.5%. More houses cleared the ask this summer: 11.1% of houses in the last three months, 9 of 81, against 6.3% across the two years, which is still about one in nine.
A price cut marks the long road. 38.6% of sellers, 476 of 1,234, cut the ask before going under contract, by a median 6.9%, or $100,002. In the last three months it was 41.5%, 59 of 142. The table compares what happened next, over the two years to 23 September 2026.

Relisted homes did worse again. 24.6% of closings, 304 of 1,234, had been relisted at least once, and 19.7% in the last three months. First-time listings closed above the ask 5.8% of the time and below it 85.9%, at a median 66 days. Relisted homes closed above 1.0% of the time and below 94.0%, 71 days into their final attempt, at a median 84.3% of their first-ever ask. Counted from the first listing, relisted homes took a median 337 days to reach a contract, with the middle half between 221 and 502, on 295 closings. Cut and relisted homes are harder sales to begin with, so read these gaps as a description, not as the cut or the relist causing the outcome.
A few sales from the last three months show the range, each one sale and not a pattern. The top price of those months was $24,500,000, for a house on its third attempt, at 76.8% of its first ask. One house sold for $1,450,000 in May 2025 and again for $2,625,000 in July 2026 at the same listed size. Homes that sell twice in two years are a selected group, often renovated in between, so that jump reflects the work as much as the market. Another house closed at $2,500,000, 106.4% of its ask, and its recorded pending date came 4 days after it listed. At the other end, the weakest recent sale closed at 58.4% of its original ask after a 37.1% cut, and the strongest at 111.9%.

How long does it take to sell a home in Coral Gables?

About two months at the median. Days on market here means list to pending: the days from the listing to the day the home goes under contract, not to the day it closes. Over the two years the median was 67 days across all types, with the middle half between 29 and 132, on 1,176 closings with a pending date. Houses took a median 61 days, with the middle half between 24 and 126, on 700 closings. Condominiums took 76, between 37 and 136, on 445, and townhouses 110.
On 339 of the 1,234 priced closings, the recorded pending date is the closing day itself, so for those sales the count runs to the closing. They are included, as every closing with a pending date is counted. Without them the median would be 54 days rather than 67.
The last three months split by type. Houses went under contract in a median 56 days, on 81 closings, and condominiums in 84, on 55, for 77 days across all types. Over the year the condominium slowdown is clearer: the 52 weeks to 23 September 2026 ran at 83 days for condominiums against 63 in the 52 weeks before. Houses moved from 60 to 64 days, and all types together from 62 to 76.
Fast sales are the exception. 12.7% of closings went under contract within two weeks of listing, 15.6% of houses and 8.8% of condominiums. 39.4% took more than 90 days.

How many homes are for sale in Coral Gables right now?

On the weekly count for 20 September 2026, 263 homes were for sale, 146 houses and 117 condominium-class homes, a class that includes townhouses. Another 75 were under contract, 45 houses and 30 condominium-class. The weekly count covers 16,392 units in all, a different base from the 17,052 parcels behind the turnover figure. 1.60% of those units were for sale, 1.36% of houses and 2.08% of the condominium class.
The market has tightened against a year ago on every stock measure. This table shows the count at three points, as of 20 September 2026.

By type, houses ran at 22.9 weeks of supply and the condominium class at 24.5.
Supply is falling, and about as fast as the season would predict. Thirteen weeks earlier 299 homes were for sale, so the count fell by 36 homes, or 12.0%, and the four-week count agrees, 279 down to 263. The 2025 season alone would have taken off about 12.5% over those weeks. With the season taken out, supply ran 0.4 points above its usual path, about 1.3 homes, so it moved with its season. Houses fell from 175 to 146, 16.6% against a seasonal 15.4%, and the condominium class from 124 to 117, 5.6% against 8.4%. The seasonal pattern rests on one complete year, 2025, so treat it as a direction.
Against the same thirteen weeks a year earlier, 23 June to 21 September 2025, fewer listings failed and more found buyers.

The table is as of 20 September 2026. Withdrawals and expiries moved most. Of the 245 listings that left the market in the latest thirteen weeks, 145 sold, a sell-through of 59.2%, against 50.5% a year earlier, 144 of 285. Over 52 weeks the rate was 59.1% against 53.6%.
What is on offer sits high. The 279 active listings on the count ask a median $1,795,000, and houses ask a median $3,300,000, on 147 listings. 39.4% have already cut from their original ask, and the median listing has been active 85 days. Houses asking $5 million or more make up 52 of the 146 houses for sale, 35.6%, but they took only 83 of the last 52 weeks' 392 house sales, 21.2%. The most expensive listing asks $78,000,000 and had been on the market 56 days. The longest-sitting one had been active 945 days, and its ask had been raised 7.3%. Each of those is one listing, not a pattern.
These supply figures come from a separate weekly count that ends on 20 September 2026, three days before the sales figures above. A count of listings on the sales side finds a slightly different set, because homes came and went in between. Each count stands for its own figures, and the two are never reconciled.

When is the best time to list or buy in Coral Gables?

It depends on what you are selling. On 2025's pattern, the best run of months to list a house was November through January, and the best for the condominium class was October through December. For a buyer, May through July brought the most houses to choose from and the least competition, and April through June did the same for the condominium class. That is about choice, not a lower price.
Supply sat lowest in December and highest in June. Every one of these ranges rests on a single complete year, 2025, and the partial year before it did not repeat 2025's fall in the stock from June to September. Read them as a direction, not a rule, and expect some years to disagree.

Common questions

Rarely. In the two years to 23 September 2026, 4.6% of sales with an original ask closed above it, 56 of 1,214, fewer than one in twenty. The last three months ran a little higher, at 7.1%, 10 of 140. Houses led that, but even among houses it was about one sale in nine, so plan an offer around the discount rather than a bidding war.
