Boca Raton Houses: Size, Age, Land Value and Ownership

Boca Raton's houses are mostly single-storey homes on lots with room for a yard, many built in one long stretch of years, with a newer group of very large houses on top. This guide describes how big the houses are, how old they are, what the county says the land is worth, how long owners keep them and who holds them. It covers single-family homes only.

💡 Key Insights & Takeaways

  • As of 1 November 2026 the county codes 48,064 houses in the Boca Raton area as single-family, and 71.3% of them have one storey.
  • The median house was built in 1986, and 59.7% of the houses went up from 1980 through 1999.
  • In ZIP 33432 the county's median land value on lots of 8,000 to 9,999 square feet is $1,160,456, against $300,000 on lots of that size in all other ZIP codes.
  • A homestead exemption sits on 75.6% of the houses, and for those houses the median gap between just value and capped assessed value is $300,827.
  • The median recorded hold is 8.0 years, and the county's ownership dates run about 13 months behind, so real holds are longer than that.
Boca Raton's newest single-family houses are almost twice the size of its typical one. As of 1 November 2026, houses built from 2020 to 2024 have a median 4,484 square feet of county-measured living area, against 2,255 across the area. The county's measure uses its own basis, so it will not match a listing's square footage.

What kinds of houses does Boca Raton have, and how big are they?

This guide covers every single-family parcel with a Boca Raton mailing address, and a parcel is one lot with its house, so the counts below are counts of houses. That takes in houses inside the City of Boca Raton and houses in the unincorporated neighborhoods of west Boca. As of 1 November 2026 the county codes 48,064 houses in the area as single-family, and every figure on this page describes those houses. Throughout this page, the words homes and houses refer to single-family homes only.
As of 1 November 2026, 71.3% of these houses have one storey and 28.7% have two or more. The median house has 2 bathrooms, 1.0% of the houses have a single bathroom and 40.9% have three or more. Among the houses with both counts recorded, a three-bedroom, two-bath house is the most common layout, at 33.8% of them. Bedrooms are recorded for only 66.1% of the houses, so read that layout figure as a direction and not as an exact count.

The median house has 2,255 square feet of living area, and 47.4% of the houses fall between 1,500 and 2,499 square feet. At the large end, 12.6% have 4,000 square feet or more. The county measures living area on its own basis, which is not the basis a listing uses, so its figure and a listing's square footage will not match and should never be set side by side.
The median lot is 8,812 square feet, and only 1.3% of the houses sit on a lot under 4,000 square feet. At the other end, 451 houses sit on a lot of one acre or more. The median floor-area ratio is 0.25. That ratio is living area divided by lot area, so a ratio of 0.25 means the house has a quarter as much living area as its lot has land.

How old are Boca Raton houses, and how many have been renovated?

As of 1 November 2026 the median house was built in 1986. Only 0.2% were built before 1950, 59.7% went up from 1980 through 1999 and 11.2% were built in 2000 or later. Most of the area's houses went up within the same two decades.
The newest group stands out for size. The county counts 2,533 houses built from 2020 to 2024, and their median living area is 4,484 square feet, against 2,255 for all the houses. Their median lot is 8,429 square feet, so the extra size comes from bigger houses on lots of ordinary size. Of them, 57.2% sit in ZIP 33496, a postal area that does not match a named neighborhood. The county assesses those new houses at a median of $1,488,704, which is its estimate under the tax cap and not what a house would sell for.
The county also lists an effective year for each house, which is its adjustment for the age and condition of the house. It is later than the year built on 80.9% of the houses, with a median effective year of 1995 and a median gap of 9 years. The effective year is not a count of building permits, so 80.9% overstates how many houses were really renovated. In 989 houses built before 1990, the effective year is 2010 or later, which points to a major rework.

How much of a Boca Raton house's assessed value is land?

As of 1 November 2026 the median house has 41.6% of its just value in land. Just value is the county's estimate of a property's value before any tax cap applies, and it is not a sale price. The land share is the county's split of just value between land and building. It is not a market price, and it says nothing about what the land or the house would sell for.
Land is more than half of just value on 26.8% of the houses and more than 70% on 6.9%. On 12,902 houses the land is assessed above the building. So the area as a whole is not a land-value market, but one postal area is different: 51.5% of all the houses with a land share above 70% are in ZIP 33432, where the median land share is 72.6%.
County land value on single-family lots of 8,000 to 9,999 square feet, ZIP 33432 against all other ZIP codes in the Boca Raton area, as of 1 November 2026.
GroupMedian land valueHouses measured
ZIP 33432$1,160,4561,208
All other ZIP codes$300,00012,118
Both rows are lots in the same size band, so lot size does not explain the gap. The median lot in ZIP 33432 is 9,891 square feet, against 8,812 square feet across the area, so the lots there are only a little larger. These are the county's land values and not sale prices, so this does not say what land sells for in either place. ZIP 33432 is a postal area and does not match any named neighborhood.

What does the homestead cap do to a Boca Raton house's assessed value?

Florida's Save Our Homes rule puts a ceiling on yearly growth in the assessed value of a homesteaded house, so a house that has stayed with one owner can sit far below its just value. As of 1 November 2026 the median house is assessed at $459,551 against a median just value of $677,950, and 75.6% of the houses carry a homestead exemption. That share is the closest the county's data comes to an occupancy count. It is not an owner-occupancy rate, because a house with no exemption can still be someone's home.
Assessed and just value of Boca Raton single-family houses by homestead status, as of 1 November 2026. The gap column is the median of each house's own gap, so it is not the difference between the two medians.
GroupMedian assessed valueMedian just valueMedian gapHouses measured
With a homestead exemption$404,618$683,944$300,82736,348
Without a homestead exemption$601,998$657,141$15,73811,716
The cap does its work on the homesteaded houses. Their median gap between just value and assessed value is $300,827, while a house with no exemption is assessed only $15,738 under its just value at the median. The pattern holds inside one price band. Among houses with a just value from $1,000,000 to $1,499,999, the median homesteaded house is assessed at $646,363 and the median house with no exemption at $1,082,954. Across all the single-family houses the capped gap adds up to $17.16 billion, and $15.71 billion of it sits on houses with an exemption.
The gap grows with time. Homesteaded houses whose last recorded transfer came before 1990 are assessed at a median 37.8% of just value, and those whose last transfer came from 2020 to 2024 are assessed at a median 72.7%. The second group leaves out 2025 transfers, whose assessed values the county has not yet reset, and the county's ownership dates run about 13 months behind.
Assessed value is the county's estimate under the cap, and it is not market value, worth or what a house would sell for. Comparing houses bought in different years compares the years more than the houses. This page gives no property tax bill, rate or average, because the tax amount is not recorded for these houses.

Who owns Boca Raton houses, and how long do they keep them?

As of 1 November 2026 the median recorded hold is 8.0 years. The county's ownership dates run about 13 months behind, since its latest recorded transfer is dated 25 September 2025, so every hold length on this page is understated by about that gap. A house that changed hands after that date still shows the earlier owner's date.
How long Boca Raton single-family houses have been held since the last recorded transfer, as of 1 November 2026. Hold lengths are understated by about 13 months, and the rows overlap.

10 years or more40.7%47,911
20 years or more19.4%47,911
30 years or more6.8%47,911
In 36.7% of the houses the last recorded transfer carries one of the county's nominal-value deed codes, which cover a transfer between relatives, an estate settlement or a correction. A transfer like that restarts the hold clock without a sale, which pulls hold lengths down. These are hold lengths and not sale counts, and they say nothing about who plans to sell.
Entities hold 9.0% of the houses: corporate or LLC forms hold 5.2% and trusts hold 3.8%. A trust is an estate-planning choice, and this page does not read a trust as an investor. The corporate share records the form of ownership and not how a house is used. Of the houses with a recorded mailing state, 6.5% list an address outside Florida. A mailing address is a floor and not a count of where owners live. Houses mailed to a Florida address carry a homestead exemption at a rate of 81.2%, against 3.6% for houses mailed to another state.

How many Boca Raton houses show signs of a teardown, and where?

The county's data can be screened for houses that look like teardown candidates, using five conditions: a high land share, a low building value, no renovation sign, an older build date and a small house for its lot. As of 1 November 2026, 8,089 houses, which is 16.8% of the single-family houses, meet at least three of the five and score Strong. Of those, 3,706 meet four or more. Three of the five conditions are quartile cut-offs, and each puts about a quarter of houses in its tail on its own, so 16.8% is an upper bound. It is a screen on the county's data, not a list of houses that will be rebuilt, and not a forecast.
The pattern is geographic. Among houses inside the City of Boca Raton's parcel districts, which are the groups of parcel numbers the county assigns to the city, 31.5% score Strong, against 6.3% of houses in the unincorporated area. By postal area the Strong share is 46.6% in ZIP 33486, 45.2% in ZIP 33432 and 43.8% in ZIP 33431, against 1.1% in ZIP 33496. As before, these are postal areas and not named neighborhoods. A house with an effective year of 2010 or later is left out of Strong.
As of 1 November 2026 the county also lists 841 vacant residential lots. The median vacant lot is 8,620 square feet, entities hold 35.2% of them and the median recorded hold is 1.8 years, understated by about 13 months like every other hold on this page.

Common questions

It describes single-family houses with a Boca Raton mailing address, both inside the City of Boca Raton and in west Boca outside the city. As of 1 November 2026 the guide describes those houses and no other type of home. It gives no figure for a named west Boca neighborhood, because the county's data does not split the area that way.
